Per Blanket Purchase Agreement (BPA) terms and conditions, Statement of Work (SOW), and approved
BPA price lists agreed to by the FEMA Contracting
Officer and BPA holder, provide turnkey 1, 2, 3, or 4 bedroom furnished residential units in
Tennessee , inclusive of all services and items required for a safe, sanitary, and functional housing unit, to include all taxes, utilities
(water, electric, gas, propane, heating oil, fuel, etc. as required), building and unit maintenance, property management fees, trash pickup, parking, lawn care, pest control, storm preparations, etc. Reference PWS Exhibit 6 for releasing Units back to the Owner. FEMA may pay a prorated amount for the portion of the month that FEMA continues to use the rental unit, if applicable, based on the monthly rate divided by 30 days to get a daily rate.

If American Disabilities Act (ADA)/Access and
Functional Needs (AFN) compliance is required and not already provided in the unit, or other improvements are required to provide reasonable accommodations for an eligible applicant, the costs will be factored into the contract if FEMA makes the modifications. If the owner chooses to make the modifications/improvements, FEMA will pay a negotiated fixed amount for the costs. All work will be in compliance with Disabilities Act
Accessibility Standards (ADAAG), and building codes and standards, along with other Federal requirements. The Government Contracting Officer must approve the changes prior to ordering of any materials and prior to any work beginning.

NTE one-month rental FMR amount. Once the claim is approved by the FEMA Contracting Officer, the
Owner will invoice for payment of repairs for damage only above normal wear and tear by referencing this CLIN. The damage amount shall not exceed the security deposit CLIN. Reference
