About this file

This document is a data cage finish-out study for the Tarrant County College District (TCCD) Trinity River Campus Data Center located in Fort Worth, Texas. The study, prepared by Yaggi Engineering, Inc. in August 2022, explores the feasibility of reducing and securely containing the existing data center footprint, with a comprehensive analysis of architectural, electrical, mechanical, plumbing, and fire protection modifications. The proposed project involves reducing the current 18,400 square foot open area to approximately 4,750 square feet, including the installation of new fire-rated demountable partitions, a secure vestibule, LED lighting, updated mechanical systems, and modifications to existing fire protection and detection systems.

The total estimated probable construction cost for the project is $1,098,021.36, which includes architectural demolition and finishes, electrical work, and mechanical/plumbing/fire protection modifications. Key equipment includes two 15-ton Liebert precision cooling systems, new LED lighting fixtures, updated fire protection systems, and significant reconfigurations of existing infrastructure. The study recommends a detailed analysis of the space's heat load changes to ensure proper chiller system performance, and provides detailed technical specifications for equipment replacements and system reconfigurations. The proposed modifications aim to improve the data center's security, efficiency, and functionality while reducing its overall spatial footprint.

I) PURPOSE OF STUDY:

The purpose of this study is to investigate the feasibility of reducing and securely containing the existing overall footprint of the caged area within the Trinity River Campus Data Center within the TRCF building. This study is intended to outline the scope of work and opinions of probable construction costs associated with these anticipated Architectural, Electrical, Mechanical, Plumbing and Fire Protection modifications.

II) EXISTING CONDITIONS:

Architectural:

• Estimated square footage of 18,400 for the open area.

• Raised computer floor throughout the area.

• 2x2 lay-in acoustical lay-in ceiling.

• Perforate metal partition wall surrounding TCCD server racks.

Electrical:

• 3-Lamp, 2x4 fluorescent lighting fixtures throughout.

o (6) Manual toggle switches control the lights for the entire open area.

• (3) card access doors surrounding TCCD server racks.

• Several Emergency Power Off (EPO) locations.

Mechanical/Plumbing/Fire Protection:

• Server rack area is covered by (3) 20-ton CRAC units.

• Outside-air system

• Water-detection system

• VESDA smoke detection system

• Preaction system

• Wet pipe system

• FM200 system

Exhibit L -Data Cage Finish-out Study

III) PROPOSED MODIFICATIONS

Architectural:

The existing perforated metal partition wall will be replaced with a new prefinished 1-hour fire rated demountable partition, approximately 14’-8” in height. A secure fire rated entry vestibule will be provided with 4’x7’ doors equipped with card readers along with three (3) 3 ‘x7’ fire rated exit only doors.

Three (3) 30”x40” fire rated windows will also be provided for vision into the data center. The existing acoustical lay-in ceiling will be replaced with new 2’x2’ acoustical lay-in ceiling through-out the entire current data space.

Refer to Appendix for additional drawings/diagrams.

Electrical:

Existing fluorescent 2x4 fixtures will be replaced with District standard LED fixtures from Lithonia. Fixture replacement could largely be handled with 1-for- 1 replacement in the open area. New server rack room would have fixtures aligned with hot and cold aisles. New LED fixture will be installed in new security vestibule. Lighting controls will be replaced with District standard nLight nPODMA low-voltage wall stations. Locations for lighting controls to be located at each entry door of the space they control. Light fixture control zones in open area will be driven by future open office layout. Remove lighting circuit diagram wall box.

Since new server room walls are to be fire rated demountable partitions, electrical raceways that cross/penetrate this new deck-to-deck barrier will also need to be fire rated. Possibly HILTI or STI EZ Path Cable Tray Retrofit devices.

Emergency Power Off (EPO) stations shall be reconfigured/reduced to only control server rack area. EPOs shall be located within the new server room.

EPOs for Radio Shack area shall be removed.

Fire Alarm pull stations and networked telephone systems shall be reworked to be located at each room entry door. Fire Alarm control panel to remain in current location.

Refer to Appendix for additional drawings/diagrams.

Exhibit L -Data Cage Finish-out Study

YAGGI ENGINEERING, INC. Page 4

Mechanical:

The existing three, 20-ton down blown CRAC units will remain to be re-used in a lead, lag, and standby system. Two emergency 15-ton down blown DX units will be added for redundancy. These units will be programed to automatically start if the three existing CRAC units’ malfunction. Two condensing units will be installed at the nearest suitable outdoor location which will require the installation of refrigerant lines connecting the condensing units with the air handling units. One hundred feet of refrigerant piping will be used for the pricing.

The reduced space allocated for the data center will be completely contained within walls, therefore, penetrations will be needed for the existing 6” chilled water supply line and 6” chilled water return line. The new DX system condensate piping and a single existing ½” domestic cold-water pipe for the humidity system. All existing lines are located under the sub-floor and all penetrations will require an additional 1 to 4-inch diameter clearance for pipe insulation.

The existing sub floor will be utilized as a plenum space for the distribution of conditioned air supplied by the existing AHUs (Air Handling Units), AHU B-1-1 & AHU B-1-2, pending a static pressure test and information on the existing units. Fourteen fan driven VAV (Variable Air Volume) boxes equipped with electric heating, ducting, floor diffusers and a thermostat will be used to ensure the proper amount of conditioned air can be distributed to the repurposed room/s.

Lastly, converting a data center into offices may decrease the total heat load of the space. This change in load could drop the amount of chilled water needed to cool the space which could degrease the flow rate at the chiller below the required minimum. The chiller may experience “chiller surge” if this does occur resulting in a system malfunction. A study of space’s change in total heat load is HIGHLY recommended to ensure the chillers minimum flow rate is met.

Plumbing:

The addition of the two, 15-ton units will each require 1-1/4” condensate connection to the existing 1-1/4” condensate drain line. Both will also require a 1/2” domestic cold-water connection to the existing 1/2” domestic cold water supply line for the humidifiers. The existing Liebert Leak Detection System is currently inoperable, and repairs or replacement will be required with the addition of new detectors and cabling for the proposed new piping.

The control box will need to be relocated to the new room. New cabling will be routed from each CRAC unit around the room and below each rack and back to the panel.

Fire Protection:

Smoke Detection System - VESDA – Vesda LaserPlus - The current system covers approximately 18,400 square feet in the data center. This system will need to be reduced to approximately 4, 750 square feet. The “3 SOUTH ROOM LEVEL” and “4 SOUTHE SUB FLOOR” Vesda system shown below will need to be removed. The piping will be removed above the ceiling and below the raised floor.

The smoke & heat detectors are to be removed from the area that will be repurposed. The “1 NORTH ROOM LEVEL” and “2 NORTH SUB FLOOR” Vesda system will need to be reworked for the reduced area. These two are already located in the area to be the new enclosed data room.

Pre-action System – Potter Intelligent Nitrogen System INS-250 with Intellpurge

INS-PV will also need to be reduced to serve the new area. The INS-250 will possibly need to be relocated to inside the new room. Currently there are four zones. The existing piping in the repurposed area will be utilized for the wet pipe system. Only one zone will remain for the new enclosed data room.

Exhibit L -Data Cage Finish-out Study

YAGGI ENGINEERING, INC. Page 8

Wet Pipe System - Three pre-action valves will need to be removed from the pre-action system. A new wet pipe valve will need to be installed in place of one of the removed valves and the piping reworked to serve all the area outside of the new data room. This will tie into the existing wet pipe header and utilize the existing piping.

FM200 System – This system will need to be reduced to serve the new data room only. Currently there are 21 large tanks and 6 small tanks. The pipes and discharge valves will need to be removed from the repurposed room. The tanks will need to be relocated to the data room. The emergency shut-offs will need to be relocated.
