About this file
This is a Project Manual and Approved Specifications document prepared by Method Studio for the State of Utah Division of Facilities Construction and Management (DFCM) for Davis Technical College's Main Building Glazing Replacement project. The project involves the renovation of multiple spaces within the Main and Barlow Buildings at Davis Technical College's Kaysville campus, including renovations to the Culinary Arts, Web and Graphics, Business, Math, and Workplace Success areas in the Main Building, as well as Architectural & Engineering Drafting and Design and Plumbing and Electrical Trades areas in the Barlow Building. The construction will be executed under a hard-bid contract with a single General Contractor, with building occupancy remaining classified as "B" and construction type remaining IIB. Work is restricted to normal business hours of 8:00 a.m. to 5:00 p.m., Monday through Friday, and requires coordination with the Owner regarding utility shutdowns. The project includes provisions for one add alternate covering complete renovation and selective demolition of the northern wing noted as "Grounds" and "Facilities." The specifications require extensive documentation including a startup construction schedule within seven days of the Notice to Proceed, a comprehensive CPM schedule within 60 days, submittal schedules, daily construction reports, material location reports, and coordination drawings. All contractor personnel must pass drug and background screening and wear identification tags on site.
The construction cost estimate for this Stage II Invitation to Bid is $265,000.00, with only contractors currently prequalified under the DFCM Stage I Prequalification process and appearing on the respective prequalified contractors list as of the solicitation date eligible to submit bids. The specifications establish detailed payment procedures requiring submission of AIA Document G702 and G703 forms, a schedule of values coordinated with the construction schedule, and applications for payment on a monthly basis with supporting documentation including waivers of mechanic's lien. Change order procedures are outlined for both owner-initiated and contractor-initiated modifications, with substitutions for convenience not permitted and substitutions for cause requiring extensive documentation and architect approval within 15 days. The project manual specifies requirements for sustainable design coordination, commissioning activities requiring not fewer than 15 days, and final completion within 30 days following punch list completion, with provisions for partial occupancy and Owner-performed work coordinated through separate activities in the construction schedule.
