657-18-101JB Replace Elevators in Bldg. 53
Question 1 Are the existing pistons to remain for both units?
Answer: No
Question 2 Provide specification for the wall bumpers / crash railings as called out. We require a basis of design
Answer: Acrovyn ECR-60S crash rail, Acrovyn P-OWS combination crash rail/handrail, see specification section 10 26 00 “Wall and Door Protection” for additional information.
A. Penthouse platforms; which are to be built:
Question 2A Can you provide dimensions / details for the new stair units to be used?
Answer: See sheet AS-401
Question 3A Are treads to be non-slip steel, or checker plate?
Answer: Non-slip steel
Question 4A Are risers open?
Answer: Yes
Question 5A Can you provide details, dimensions, steel sizes for all items as shown including new platform?
Answer: See sheet AS-401 and specifications “Metal Fabrications” 05 50 00
Question 6A Is platform to be checker-plate, open or concrete filled pan?
Answer: Platform? New stairs, handrails & guardrails attach to existing Penthouse floor and cantilevered landing, see sheet AS-401.
Question 4 Can it be confirmed that the existing depth of the elevator shaft is sufficient for the new elevator cars?
Answer: Below are dimensions used as a basis for design, Contractor is responsible to field verify all existing dimensions and conditions.

Question 4 cont. Being that the pit was not accessible we are unable to know this information.
Answer: Please see response above.
Question 5 Is the existing elevator pit contain a sump pump recess for a sump pump?
Answer: No, it does not.
Question 5A Is there currently a sump pump in the pit or does one need to be supplied?
Answer: No there is not, sump pumps are to be provided as part of project.
Question 5B If it is to be supplied, provide specification?
Answer: Pumps are specified on P-501 and spec section 221429.
Question 5C Confirm that electrical is available on GFCI?
Answer: GFCI receptacle indicated on sheet EP101.
Question 6 Provide the information relating to the existing elevator support beams and how they are currently installed?
Answer: Please see attached photos.
Question 6A These beams are called to be removed and new installed. What sizes are to be used and how are they to be installed?
Answer: Contractor to verify existing structure is adequate to support new equipment and replace if necessary.
Question 6B Are they pocketed into masonry or bolted to wall with clip angles?
Question 7 Temporary partitions as called for are to be 1 hour rated per notes. What is the height to the deck above?
Answer: See sections on sheet AS-301.
Question 8 New wall call buttons and indicator lights are probably within a masonry pocket in the wall construction.
Question 8A Are these “openings” to be made larger for the new equipment?
Answer: Yes, if required.
Question 9 Are the existing corridor walls plaster on masonry direct apply or gyp board wall construction or in fact shaft wall?
Answer: Elevator shaft is concrete from pit to first floor and from roof to top of elevator shaft.
Walls on Floors 1, 2 & 3 are stud shaft walls. Corridor walls per existing drawings are stud walls with gyp. Contractor responsible for field verifying all existing conditions.
See attached photos.
Question 9A Please identify existing as there are cost impacts.
Answer: See answer above.
Question 10 Provide Finish Schedule with materials identified.
Answer: See sheets AS-201/202 for locations and specifications Division 9 “Finishes”. 12”x12”
VCT flooring to match existing at 2nd floor Service elevator lobby. Ceramic tile at 1st floor Service elevator lobby (extending out of kitchen) to remain and needs to be covered/protected during construction. Replace any damaged tile and/or grout with new to match existing.
Question 11 Is there currently sprinkler system within the elevator pit?
Answer: No, there is not.
Question 9 What are specific “off-hours” work and what specific work is to be figures “off-hours”?
Answer: See specifications section 01 00 00 1.6 for Normal Hours and work outside of normal hours. Contractor to coordinate phasing and schedule with the VA.
Question 10 Any work on the existing fire alarm system. Is the current equipment able to be altered, and or modified?
Answer: Existing Siemens addressable fire alarm system to be expanded. Refer to sheet EP102 and spec section 283100.
Question 11 Provide details and specifications for the proposed new elevator pit ladders
Answer: Per code by Elevator supplier, also see specification section 055000 “Metal
Fabrications”.
Question 12 Provide photos of all areas undergoing modification / alteration
Question 13 Is there currently fireproofing on existing construction?
Answer: Yes, in some areas.
Question 13 cont. If so, provide specification for potential new materials and required rating to be achieved.
Answer: All structural steel must be 2 hour fireproofed per code. See attached specification section 07 81 00 “Applied Fireproofing”.
14. Drawings call for us to add new circuit breaker(s) to panel P2. Panel P2 is currently located in the elevator penthouse. Panel P2 was locked. We require the existing information:
Question 14A We need to know the brand of the electric panel (Square D, GE, ITE, etc.).
Answer: Refer to sheet E-601.
Question 14B We need the model number of the existing breakers in the panel.
Answer: 1 breaker installed is PowerPact QB type. The remaining breakers do not indicate model numbers
Question 14C We need to know the brand/manufacturer of panel P2.
Question 14D We need to verify if panel P2 is 120 / 208 volt or if panel is 277/ 480 volt.
Question 14D We also need the model of the breaker in the panel (NQOD for example)
Answer: Refer to answer to question 14B.
E. Being that access was limited on the site visit, provide photos of elevator pit, elevator hoist way beam(s), sprinklers in all areas. Please see attached photos.
Question 1E Are we required to install sprinkler head underneath the platforms located in the penthouse?
Answer: Sprinkler coverage is per NFPA. Coverage is as determined by fire protection engineer.

In following up from the Pre-Con Site Visit, and in speaking with several subs and review of plans / specifications, please find below the following questions which we would appreciate response to. In no specific order:
• Question: 1F What is extent of demolition in Penthouse?
• Answer: See Penthouse Demolition plan on sheet AD-102.
• Question: 2F Plans calls for new steel railing and stairs, but drawings do not indicate existing items to be removed?
• Question: 3F Are there railing / stairs to be removed?
• Question: 4F Provide photos / information
• Answer: Please see attached photos.
• Question 15: Where is the area which we are to be using for a lay-down area and how big is it?
• Answer: Per sheet G-002, Contractor to coordinate with the VA.
• Question 16: As asked in RFI #1, Provide specification for the wall bumpers / crash railings as called out. We require a basis of design. Please confirm if we are to install fire retardant non-com wood blocking behind gyp. Board wall construction.
• Answer: See response to question #2 on first page. Yes, wood blocking should be fire treated.
• Question 17: Provide specification for corner guards and the method of attachment
• Answer: See specification section 10 26 00 “Wall and Door Protection”.
• Question 18: Specification section 08 71 00 page 13 calls for a Key Cabinet. Is this required?
• Answer: Key Cabinet is not needed.
• Question 19: Specification section 08 71 00 calls for a large amount of hardware.
Can this be ignored of it is not called out for Hardware set as shown on page 23?
• Answer: Contractor is responsible for HDW Set 1.0 and all parts of the spec section pertinent to it.
• Question 20: Specification section 08 71 00 page 23, door hardware set 1.0 calls for Storeroom lock. Are doors to be keyed alike? How many keys required?
• Answer: Yes, keyed alike. (2) keys per door.
• Question 21: Is elevator permit required?
• Answer: No
• Question 22: Has lead paint abatement report been filed with AHJ?
• Answer: Yes, the VA (AHJ) has a copy.
G. Items needed below are necessary to accurately quote this project
1. Question G1: Jack Size?
2. Answer: Please see attached photos.

Question 23: Also note that several elevator subs have asked if the thought of removing the rails and doing a new installation of the elevator has been discussed?
• Answer: Yes, we did consider removing the rails and providing a completely new elevator.
Question 24: The thought is that it is the only difference between a modernization and a new installation and could potentially save both time and money?
• Answer: ASME A17.1 section 8.7 (Alterations) provides more flexibility when dealing with existing conditions when an alteration is performed as compared to a new installation.
