About this file

This is a project drawings document for the Noble House renovation project undertaken by St. John's United Church of Christ in Nazareth, Pennsylvania. The project involves the conversion of an existing 2½-story wood frame residential structure located at 201 South Broad Street into two individual dwelling units to provide affordable housing. The first-floor unit will contain 860 square feet with two bedrooms and a new full bathroom, while the second-floor unit will contain 971 square feet (including 142 square feet on the first floor and 829 square feet on the second floor) with one bedroom. The work includes selective demolition, new wall and floor/ceiling assemblies for required compartmentation, roofing replacement (EPDM membrane on portions and asphalt shingles on others), new interior finishes, mechanical systems (two separate HVAC systems with Trane furnaces and cooling units), electrical systems with separate panels for each unit, and plumbing systems with new fixtures. Sealed bids are due by 10:00 A.M. on Tuesday, March 31, 2026, via the PennBid Program, with contract documents available beginning February 26, 2026. A pre-bid meeting is scheduled for Thursday, March 12, 2026, at 10:00 A.M. at the project site.

The project is structured with four prime contracts: General Construction, Mechanical Construction, Electrical Construction, and Plumbing Construction. Bidders must provide a Bid Bond equal to five percent of the total bid amount, with successful bidders required to furnish Performance and Payment Bonds each equal to one hundred percent of the contract value. The project is subject to the Davis-Bacon Act of 1931, requiring prevailing wage rates to apply to all work. The building is classified as Group R-3 residential occupancy under the 2018 International Building Code and 2018 International Residential Code, with fire-rated wall and floor/ceiling assemblies between units and one-hour compartmentation required. The existing structure will retain its 2½-story height and Type VB wood frame construction classification. All work must be guaranteed free from defects in material and workmanship for one year from completion, with the contractor responsible for removing demolition debris and protecting the existing structure during construction. The project owner is Rev. Jeffrey A. Brinks, Pastor of St. John's United Church of Christ, with authority having jurisdiction being Nazareth Borough, Northhampton County, Pennsylvania.

ALTHOUGH THEY ARE NOT ALWAYS INCLUDED IN PERFORMANCE TESTING, OPTIONAL CASINGS, SUCH AS ECONOMIZER SECTIONS, ALSO SHOULD BE EXEMPTED FROM INSULATION REQUIRMENTS IF THEY ARE INSULATED TO THE SAME EXTENT AS THE EQUIPMENT TO WHICH THEY ARE ATTACHED.

EXCEPTION 2:

EXHAUST AIR DUCTS AND DUCTS OR PLENUMS LOCATED ANYWHERE THE DESIGN TEMPERATURE DIFFERENCE BETWEEN THE AIR IN THE DUCT AND THE AIR SURROUNDING THE DUCT IS LESS THAN 15F. SIMPLY STATED, THIS INCLUDEDS DUCTS OR PLENUMS LOCATED IN THE CONDITIONED SPACE THEY SERVE - FOR EXAMPLE, EXHAUST DUCTS. THE DESIGNER SHOULD KEEP IN MIND THAT CERTAIN MINIMUM INSULATION LEVELS STILL MAY BE

REQUIRED TO PREVENT CONDENSATION.
