About this file

This is a development outlook document for The Point, a mixed-use master-planned development in Utah managed by The Point Partners, detailing the Phase I development strategy and project components. The initial 100-acre phase comprises six projects delivering 408 market-rate multifamily units, 400 affordable housing units, 175 hotel rooms, 111,000 square feet of retail space, and 30,000 square feet of office space, alongside a 5,000-seat entertainment venue called the Promenade, a 1,000-stall parking garage, and the State's Convergence Hall. Key project components include the Promenade with 5,500 linear feet of walkable streets and retail kiosks; a 104,000-square-foot, 5,000-capacity entertainment venue; Parcel H5A featuring 363 residential units with 42,000 square feet of retail; Parcel H3A with 45 residential units, 69,000 square feet of retail, 30,000 square feet of office, and a 1,000-stall parking garage; Parcel H5B incorporating a 175-room boutique hotel with 25,000 square feet of retail; and Parcel R1A delivering 400 affordable housing units in joint venture with Alta Bay Capital. Design progress varies across parcels, with the Promenade at 95 percent construction documents and anticipated groundbreaking within 60 days, the entertainment venue at 100 percent design development with Layton Construction onboarded for preconstruction, Parcel H5A at 50 percent construction documents with active capital raising, Parcel H3A at 100 percent schematic design with general contractor RFP in progress, Parcel H5B in active hotel operator negotiations, and Parcel R1A at 100 percent design development with a selected general contractor.

The project demonstrates significant market momentum with 18 retailers holding letters of intent totaling approximately 150,000 square feet, including four recognized soft goods retailers and twelve food and beverage operators ranging from 1,200 to 68,000 square feet. Office leasing inquiries span 90,000 to 300,000 square feet from sectors including technology, media, consumer services, education, financial services, biotechnology, and professional services, though additional market assistance with rental rates is needed to achieve office return targets. Active discussions continue with multiple hotel developers and operators for hospitality components, with deal structures evolving based on market conditions including ground lease pre-payment considerations. The broader master plan encompasses 600 acres designed for long-term community development with thousands of additional residential units and millions of square feet of commercial, retail, entertainment, education, and other uses. The development is coordinating simultaneously with the Convergence Hall construction and design teams to ensure aligned delivery timelines and create synergistic uses at the site.
