About this file

This document comprises the Outline Technical Specifications and Door Hardware Schedule for the Design Development Phase of a new Center for Early Education and Care (CEEC) facility at the University of Massachusetts Amherst. The project involves construction of a modular building designed to serve as an early childhood education center. The specifications establish the basis of design for the facility, which includes classroom spaces for toddlers and pre-K students, administrative offices, support facilities, and ancillary spaces. Contractors are required to submit detailed technical non-price proposals documenting any substantial deviations from the specified drawings and outlined technical requirements. The project mandates full-time site supervision during all construction activities, compliance with all UMass Amherst Campus Design Guidelines and Standards, and adherence to all applicable federal, state, and local codes. The contractor bears responsibility for all site work, utility connections, permitting fees, and site restoration activities. Material color samples must be submitted comprehensively for approval, a process that may require up to six weeks for review and potential resubmission.

The specifications detail extensive technical requirements across multiple building systems including concrete construction with specialized finishing and curing protocols, asphalt paving using MassDOT-approved materials, structural systems accommodating modular building conversion, roofing with EPDM membrane and a minimum 30-year manufacturer warranty, windows with 20-year extended warranties, doors with 20-year extended warranties, fire protection via wet sprinkler systems, plumbing with low-flow fixtures, HVAC via VRF air-source heat pump systems, and comprehensive electrical systems including LED lighting with controls. The door hardware schedule specifies 58 numbered hardware groups covering various door types with manufacturers including BEST, dormakaba, Rockwood, Pemko, and others. All design and certifications must be provided by architects and engineers licensed in Massachusetts. The University requires independent third-party testing and inspection services for concrete, exterior envelope performance, and roofing systems. Extended warranties are mandated for roofing systems, windows, doors, and exterior finishes, with specifications requiring materials that minimize long-term maintenance requirements and provide superior durability and performance characteristics.
