REQUEST FOR INFORMATION -RFI

QUESTIONS ANSWERS

Q1: Reviewing this project I see on sheet A 101 in the notes to remove the countertops and A104 shows 3 possibly a 4th countertop noted DM1. Please confirm if these are the countertops to be replaced.

A1: Only 3 countertops/cabinets marked for demo DM1 on drawing set. 3 Countertop/Cabinets to be disposed of and not replaced. Oak moldings to be salvaged for possible reuse on this project

Q2: The finish schedule on A 601 does not indicate the material for the countertops, please confirm.

A2: Demo only, not to be reinstalled.

Q3: I did view the Spec file (section 6) and didn't see mention of the countertops.

A3: Demo only, not to be reinstalled.

1: Various rooms including 134-137 have an existing cloth bulletin board type finish on some walls that is not addressed. Clarification is needed as to demo, and or finish of these walls because changing wall layouts will leave unsightly voids, and gaps in fabric.

• A: Using care not to damage walls, remove fabric covering on walls called for demo inside office areas. Skim with gypsum patching compound, and finish using schedule type paint and color.

2: There is high elevation area where a lift or scaffolding will be necessary. What is the load carrying capability of floors?

• A: 200psf in the library section of Creative Resources

• 20psf in the cubicle area

• 50psf in office areas.

3: Dumpster placement and, is metal recycling required

• A: Unless otherwise noted for reinstallation, all removed items are property of the contractor for disposal offsite. Dumpster can be placed behind the facility.

4: Who is responsible for old florescent light bulb refuse as they are normally an issue?

• A: Unless otherwise noted for reinstallation, fixtures shall be disposed of complete, to include bulbs, ballasts and wiring, in accordance with all applicable state and federal guidelines.

5: Who is responsible for figure 8 door lock cores?

• A: If new requirement, contractor to provide ‘factory’ lockset with blank core for rekeying by NCTC staff. Existing to be reused where applicable.

6: On the demo plans (A-101), there are notes about removing the rolling shelves, and casework/countertops from Room 133. But there are no call-outs on the floor plan itself. Are these items getting demoed?

• A: No. Shelves and casework stay in Room 133. Room 133 work was removed except for any of the south wall included in the A101-A103 work.

7: When I go to the new work plan (A-102), there are notes about patching concrete to prep for new flooring and about patching drywall where casework was removed, but again, no call-outs on the floor plan itself. Here was where I got concerned that maybe all of that stuff doesn't get demoed, and now the existing work remains as-is. Assuming it gets demoed, then I assume we need to follow these notes?

• A: As with above, only casework to be removed is on A104 in Room 104, DM 1.

Carpet to be removed and replaced as a whole in that room. .

8: I reviewed the finish schedule on A-601, and Room 133 isn't even called out to reference whether or not any existing finishes are removed and replaced.

Can you get back to me on this, and let me know if we're demoing and therefore doing the new work as well. And if we are doing this work, what is the flooring and base in Room 133?

• A: As referenced in 1) no work in room 133 except for any finish replacement required on the south wall with any work in Rooms 134, 135, 136 137 and 138.

9: Also, for Area 1 work, on the finish schedule, it's showing rooms 103 & 130 are getting painted, with new flooring, base, and ACT. But nothing on the new plans or demo plans indicate this. Can you please clarify if these rooms are getting any work?

• A: Room 130 and 103 finishes are any necessary when cutting windows into existing walls, and to match existing. If the work is done gently, repaint of those walls/rooms would be minimal if any. No ATC to be replaced in those areas unless damaged by work in adjacent spaces.

10: A lot of the finish schedule doesn't make sense with the floor plans. On the demo floor plan, we're removing floor and base from Room 108, but this room isn't on the finish schedule. But then rooms like 109 where we're doing no work other than cutting in a window (according to the floor plans), this room is on the finish schedule showing paint, flooring, etc.

• A: Only work in rooms 108, 109, 111 is installation of windows and any refinishing necessary for completion of that task. No flooring or wall base removal/replacement necessary.

11: Similar to question above, we're doing work in Room 104 and the new rooms 104A & 105B, but none of these rooms are on the finish schedule.

• A: Room 104 gets new carpet to match finish material legend A601. All new finishes will match existing, except for CPT1, which is specified on A601.

12: The interior roof structure that is shown over Rooms 104A & 104B, this is all new construction, correct? There's a section view on A-501. If this is new, what is the roofing material? What is the ceiling in these rooms? The section view appears to show a hard lid ceiling on metal framing possibly.

• A: New rooms 104A and 104B are 2x2 ACT, with a hard deck hip roof of steel studding and GWB above. My scale shows 10’ at door with approx. 13’ at wall, but field verification and ‘buildability’ rules apply.

13: In Addendum 04, question 7; the questions asks about the roof and the ceiling. The answer only addresses the ceiling and does not address the roof. If the roof is new, can you provide any information on what is required? Without an answer, our proposal assumes the roof is existing and will not require any new work.

• A: NEW rooms, new ceiling, and new roof above. Construct new steel stud framed GWB hip roof at 2:12 pitch to existing wall. Finish, prime and paint to match existing walls.

14: There are two Door Schedules (DWG A107 and A601).

DWG A107 calls out Door Hardware 04 and says see DWG A601. A601 does not provide information on Hardware #04. Can you indicated the hardware required for Doors 105N-A and 105N-B? If this cannot be answered before the bid, our proposal will use Hardware #1 for these doors.

DWG A601 has a door schedule but the column for Door Hardware is blank. Can you provide the door hardware information for each door listed on DWG A601? If this cannot be answered before the bid, our proposal will use Hardware #1 for these doors.

• A: Use Hardware Group #1 for all new doors. Existing and relocated doors to reuse current hardware. Falcon 7 pin IC, keyway “A” Blank cylinder to be supplied, our maintenance contractor will have them keyed.

16: DWG M103 calls to relocate thermostats. Are these thermostats connected to a BMS? If so, can you provide the current BMS company? If this cannot be answered prior to bid, our proposal will exclude any BMW work.

• A: Thermostats are a plug in jack style, changes shouldn’t require reprogramming, so your electrician or HVAC sub can do that work. Unplug, move cable, plug it in. New work we can be installed any qualified HVAC or electrician and EASI Controls for any programming changes if necessary.
