1. Testing, Adjusting and Balancing of Air Handling Unit Systems:

The following procedure, as applicable, is used to verify the proper performance in packaged rooftop unit systems.

A. Preliminary Packaged AHU Check Before Balancing.

Fresh air and return air dampers are checked for travel and closed-off position. If found to be loose and leakage is excessive then they are adjusted for maximum efficiency.

Coils and filters are checked, where possible, to be sure they are not plugged with foreign material and free from excessive dirt build-up.

Sheave alignment and belt tension is checked and they are adjusted as necessary to provide minimum sheave and belt wear. Rotation of fan is also checked for proper rotation and binding of fan blades.

Controls that serve the AHU are verified to operate properly in the manipulation of the unit.

B. Packaged AHU Total Airflow Testing, Adjusting and Balancing

A pitot traverse on the supply air duct is performed to determine the overall total airflow being delivered by the unit and is compared to the total designed airflow. (See below exception)

The fan speed is then set to the airflow level that comes closest to the design airflow and flow is recorded along with voltage and amperage measurements.

The unit is forced into cooling mode at this airflow and the entering air temperature and leaving air temperature and is taken and recorded. Amperage readings are taken and recorded on each compressor and condenser fan at this time also.

The unit is forced into heating mode at this airflow and the entering air temperature and leaving air temperature and is taken and recorded.

A static profile is created by measuring external static pressure before and after each individual component in the unit and is recorded.

Exception: In the case where a pitot duct traverse is not possible the use of an anemometer or Shortridge velgrid is used on either the intake or discharge of the unit itself. When this procedure is not possible then the associated duct system outlet balance sheet is used for total flow.

Note: If a return air fan is present the above steps are repeated for that part of the equipment.

2. Testing, Adjusting and Balancing of Exhaust Fans:

A. Preliminary Exhaust Fan Check Before Balancing

Sheave alignment and belt tension is checked and they are adjusted as necessary to provide minimum sheave and belt wear. Rotation of fan is also checked for proper rotation and binding of fan blades.

B. Exhaust Fan Total Airflow Testing, Adjusting and Balancing

Using a pitot traverse on the unit a total air flow reading is taken and compared to design flows. (See exception)

Exhaust fan speeds are adjusted accordingly to bring the actual total airflow within tolerance of design airflows.

The EAP and LAP on the fan are measured and recorded to create a static profile of the unit at this time.

Exception: In the case where a pitot duct traverse is not possible the use of an anemometer or Shortridge velgrid is used on either the intake or discharge of the unit itself. When this procedure is not possible then the associated duct system outlet balance sheet is used for total flow.

3. Proportional Balancing of Ductwork Distribution Systems:

A. Preliminary Ductwork System Check Before Balancing

All ductwork is visually inspected, from the unit to the diffuser/register/grille, for obvious restrictions, leakage or integrity due to poor installation or construction practices.

All balancing and fire/smoke dampers serving the diffusers, registers, grilles and/or branch ducts in the ductwork system are inspected and/or adjusted to their full open position. Any visible obstructions, such as plastic covering, are also removed at this time. This also includes any motorized control dampers such as economizer dampers found in the units serving these ductwork distribution systems.

B. Proportional Balancing of Ductwork Distribution System

Outlets are separated out on a spreadsheet by the equipment and/or terminal device they are being served by such as rooftop units, air handlers, VAV boxes, fan powered boxes and fan coils.

Airflow measurements of all outlets (diffusers, registers, grilles and/or open ended ducts) are taken using a balometer utilizing its direct CFM readings. When the use of a balometer is not possible an anemometer or Shortridge Velgrid is used to obtain the face velocity and airflow is then calculated multiplying the velocity by the area of the outlet to obtain airflow. The deflection blades on grilles and registers are set to be perpendicular to the face of the outlet to ensure even flow for instrument. These readings are then recorded for every outlet.

Outlets are then determined to be either on one main ductline or on a separate branch ductlines with each branch duct line balanced separately from the other branch lines.

3. Proportional Balancing of Ductwork Distribution Systems (cont'd):

The outlet with the lowest percentage of flow compared to design becomes the "KEY" outlet in which all other outlets are balanced to it. Starting with the next lowest outlet we close off the balancing damper to match the percentage of flow of the "KEY" outlet.

After all outlets are balanced on each branch line the branches are then proportionately balanced with each other on the main duct line. The duct lines (or zones) are then proportionately balanced with each other. The unit is then set as close as possible to obtain the design conditions. Then the outlets on the system are read again and the deflection blades are set to ensure maximum comfort conditions.

The airflow readings of the balanced outlets are then added up to find the total airflow at the outlets which is then recorded.

4. Minimum Outside Air Setting:

Minimum fresh air will be determined by taking the difference of the outside air temperature and return air temper-ature when the differential is 15 degrees or more. This is accomplished by using the following example: If the OA is 50 deg. & the RA is 75 deg. the difference is 25 deg. If the fresh air (FA) required is 3 % then 30% of 25 deg.

is 7.5 deg. Therefore the RA temp. of 75 deg. minus 7.5 deg. = 67.5 deg. of mixed air (MA) temp. for the required 30% of FA. The dampers are then adjusted until the desired MA temp. is achieved. This is expressed in the following equation:

If the temperature difference between the OA & RA is less than 15 deg F then an attempt to measure the fresh air intake in relation to total unit output using conventional means such as a rotating vane anemometer or Shortridge Velgrid.

3. Proportional Balancing of Heating and Chilled Water Distribution Systems:

A. Preliminary System Check Before Balancing

All piping is visually inspected, from the pump to the element for obvious issues concerning the pipe integrity due to poor installation or construction practices.

All valves and balancing devices serving the elements and/or branch piping in the system are inspected and/or adjusted to their full open position.

B. Proportional Balancing of Water Distribution System

The elements are separated out on a spreadsheet by the equipment and/or device they are being served by such as rooftop units, air handlers, VAV boxes, fan powered boxes and fan coils.

Water flow measurements of all elements are taken using a differential pressure meter and the readings are recorded. This pressure drop is then compared on the factory flow data of the element flow device to determine flow in GPM. When a flow device is not present the use of temperature differential is used on the entering and leaving sides of the airflow and water flow and GPM is calculated by use of BTUH.

Elements are then determined to be either on one main pipe line or on a separate branch pipe line with each branch pipe line balanced separately from the other branch lines.

The element with the lowest percentage of flow compared to design becomes the "KEY" outlet in which all other elements are balanced to it. Starting with the next lowest element we close off the balancing device to match the percentage of flow of the "KEY" element.

After all elements are balanced on each branch line the branches are then proportionately balanced with each other on the main pipe line. The pipe lines (or zones) are then proportionately balanced with each other. The pump is then set as close as possible to obtain the design conditions.

The water flow readings of the balanced elements are then added up to find the total water flow at the outlets which is then recorded.

AHU-2:

The fan belts on this unit are cracking and loose. And should eb replaced as soon as possible.

HWP-1, 2 and CHWP-1, 2:

This fan was not installed and no data was possible at time of testing.

This fan has a bad motor which is very hot to the touch and is near failure. Motor should be replaced as soon as possible.

TU-16:

1. This terminal unit has a blank thermostat which needs to be looked at. Unable to verify if it is actually reading room temperature.

EF-3:

FIRE/SMOKE DAMPERS:

The pressure manifild on these pumps was piped incorrectly and does not produce the right pressure drop across the pumps for testing total water flow. Unable to get readings at the time of testing.

TRANSFER AIR DUCT:

There are several transfer air ducts in the ceiling space which have fire/smoke dampers in them that are closed and not operational. This affects room and building pressure along with room temrperatures and indoor air quality.

2. Heating water control valve is not wired or connected to controller and is not operational.

HWP-2:

The 1/2" piping on the pressure manifold is leaking on the heel of one of the elbows, unable to use pressure manifold for testing.

LOCATION:

the minimum flow position could be done at the time of testing.

AHU-1:

The outside air dampers on this unit were not operational at time of testing. It looks like the damper motor and shaft has been modifyied and is no longer able to turn damper.

CH-1:

Due to low ambient conditions at time of testing this unit was not operational. Unable to test at this time.

VAV Terminal Units General Note:

The Allerton DDC controls program has only one point of calibration for airflow which is done at the maximum cooling flow damper position. There is no calbration point for the minimum flow damper position available therefore some minimum flows may show their actual flows at this position more than the plus or minus 10% requirement. No further increase or decrease in flows at
