About this file

This is a Questions and Answers document for solicitation 12970225R0002 regarding the Pine Ridge Building 511 Dorm Siding project. The Q&A addresses technical specifications including confirmation that proposals can be emailed, clarification on bonding cost placement in the Schedule of Items, and details about siding installation around windows and doors. The document confirms that power interruptions are possible with COR coordination and specifies that the siding material should follow specification 074623 Engineered Wood Siding rather than the originally specified fiber cement siding.

Key technical clarifications include: new flashing is required rather than reusing existing flashing, anchors and strapping must be added as part of the contract, and existing foundation insulation should remain unless missing (in which case it should be replaced with similar material). The document also clarifies that lap siding can go all the way up the wall as specified in the plans, replacing the previous batten and flashing system used to cover sheet joints.

Building 511 Dorm Siding

Q1. Can the Offer be emailed?

A1. Yes, please refer to (16.iii) Proposal Submission on the SAM Description Box.

Q2. Reference to Part I., Section B. 2 b) if we understand this correctly you want the actual bonding costs to be placed under the Unit Price and for each bidder to include the Bonding percentage rate elsewhere on the form -- please confirm or correct our understanding so that we meet your requirements.

A2. Yes, The unit price of the bonding in the Schedule of Items (SOI) and the percentage on the

Section B.

Q3. According to the drawings, the majority of the doors and windows are not being removed and reinstalled. If this is correct, there will be a large gap between the windows and the siding because of the new Zip system, the R6 panels are 1 1/2” thick + 7/16” of lap siding. The existing siding is approximately 3/8” thick.

Could you please explain if the drawings are correct? If not, what is the solution

A3. The answer is yes, it should be just fine, it does say to field verify once work starts. Still should be fine. See detail 5 on Sheet A4.1

A4. According to details 1-3 on sheet A4.1 of the drawing set, the existing foundations insulation is to remain., however, if missing, needs to be added, with similar material.

Q5. If insulation needs replaced, what type of insulation is to be used? Kraft faced or unfaced friction fit? Spray foam?

A5. If insulation is found to need to be replaced, replace with like material (i.e. whatever is used on the rest of the building and adjoining areas).

Q6. Can power/air conditioning and/or heat be interrupted during the demo and install?

A6. It is possible to interrupt power, air conditioning, etc. if it is necessary, but only after full coordination with the COR. The COR will coordinate with the Center.

Q7. Section 07 4646 Fiber Cement Siding: The drawings call for the siding to be a new composite siding system such as LP Smartside, but the 074646 spec section specifies the siding boards to be made of fiber cement. Please clarify the desired siding material.

A7. Replace 074646 Fiber Cement Siding Specification entirely with 074623 Engineered Wood

Siding Specification.

Q8. Is there any information on the existing shingles other than that they are asphalt?

A8. See attached shingle cut sheets from recent project.

Q9. Can the roof flashing be reused? Depending on the state of the shingles it could be difficult to remove the existing flashing without damaging the shingles.

A9. New flashing is required.

Q10. Concerning the holdown/straps and anchor bolts, are they already existing or do they need to be added?

A10. Anchors and strapping are to be added as part of the contract.

Q11. One more quick question for you, are they going back with the same “crown molding” trim around the entire perimeter or does that just get LP all the way up now?

A11. Those were battens to cover the sheet joints and flashing. Lap siding can go all the way on the wall as specified in the plans.
