About this file
This is a Request for Proposal (RFP) document issued by Washington County School District in Utah for a Construction Manager/General Contractor (CM/GC) to oversee an Athletic Field House project on an at-risk basis. The RFP seeks competitive proposals from qualified firms capable of managing construction services for the EHS Athletic Field House. The procurement process anticipates a single contract award to the responsive and responsible vendor with the highest score as justified by Utah procurement code. The document establishes the framework for CM/GC selection, which typically involves a two-phase process combining preconstruction services with guaranteed maximum price (GMP) construction services. Specific information regarding response deadlines, site visit requirements, mandatory bidder conferences, and project timelines would be detailed within the RFP's procedural sections.
The at-risk CM/GC delivery method requires the selected contractor to assume financial risk by providing preconstruction services and establishing a guaranteed maximum price prior to full construction commencement. Pricing terms, project budget parameters, and funding sources for the Athletic Field House project would be specified within the RFP documents. The procurement likely includes technical and cost evaluation criteria that will determine the award decision. Additional contract terms, including the duration of services, insurance requirements, bonding obligations, and any performance milestones or conditions precedent to construction phases, would be outlined in the complete RFP package and contract documents.
