The scope encompasses renovation of existing administrative areas with interior space reconfiguration, replacement of deteriorated interior finishes, HVAC systems, and electrical components. Work includes modification of the existing sprinkler system to serve first-floor business areas and refinishing of underutilized spaces as shell spaces for future tenants. The 28-division project manual specifies work across demolition, hazardous materials coordination, concrete repairs, masonry, metal framing, drywall, acoustical treatments, doors and hardware, storefronts, windows, millwork, flooring, ceramic tile, ceilings, painting, signage, plumbing, HVAC, fire protection, electrical, lighting, data communications, fire alarm modifications, and access control systems. Submittals must be made electronically through Newforma Project Center with 15 days allowed for architect review; the architect is Richard L. Bowen + Associates Inc., with mechanical, electrical, and plumbing engineering by Heapy Engineering and structural engineering by DGL Consulting Engineers LLC. Owner occupancy will continue in adjacent building portions during construction with phased occupancy anticipated upon substantial completion.
Bidders must submit a detailed construction progress schedule using Critical Path Method analysis, schedule of values, bonds, and insurance certificates. All bids require a Lobbying Certification (Byrd Anti-Lobbying Amendment compliance) and Declaration of Non-Collusion.
