About this opportunity
The Housing Authority of the City of Tennille, Georgia is soliciting bids for roof replacement labor and services across Tennille Homes, a 36-unit residential complex plus maintenance shop, with bids due August 3, 2026. The authority will provide all materials; bidders supply labor only.
The scope encompasses complete tearoff of existing roofing and fasteners, sheathing inspection and repair, fascia and soffit inspection and repair, installation of self-adhered ice and water shield membrane (GAF Weather Watch) over the bottom 3 feet of roof, rake, roof pitch changes, and 2-by-2-foot areas around penetrations, black 2-by-3 drip edge, GAF Deck Armor underlayment across the entire roof, GAF ProStart starter strip shingles, GAF Timberline HDZ Charcoal shingles installed with high-wind nailing pattern at 6 nails per shingle, new roof boots at all penetrations, ridge vents with ridge shingles, and rain diverters color-matched to drip edge at doors and HVAC units.
The project spans seven building types: three duplex units with one-bedroom units (Type A), five duplexes with two-bedroom units (Type B), thirteen single-unit buildings with three-bedroom units (Type C), four single-unit buildings with four-bedroom units (Type D), one mixed-use unit with one- and two-bedroom units (Type E), one unit housing a three-bedroom unit and maintenance closet (Type F), and one maintenance shop (Type G). Bidders must provide separate labor-only unit pricing for each building type, a detailed materials list, cost per square foot for sheathing replacement, and cost per linear foot for fascia and soffit repair or replacement. Pricing must include a total project cost tally sheet excluding sheathing, soffit, and fascia repairs, with itemized alternate deductions permitting the authority to reduce scope sequentially by building type if necessary to meet budget constraints.
