About this file

This is a Scope of Work document for the Housing Authority of the City of Tennille, Georgia, outlining a comprehensive roof replacement project for Tennille Homes. The project encompasses 36 dwelling units and one maintenance shop across seven building types, requiring complete removal of existing roofing materials, sheathing inspection and repair, installation of ice and water shield membrane, drip edge, underlayment, GAF ProStart starter strips, GAF Timberline HDZ Charcoal shingles with high-wind nailing patterns, new roof boots, ridge vents, and rain diverters. Building types include three duplex units housing one-bedroom units (Building Type A), five duplex units housing two-bedroom units (Building Type B), thirteen single-unit buildings housing three-bedroom units (Building Type C), four single-unit buildings housing four-bedroom units (Building Type D), one mixed-use unit housing one- and two-bedroom units (Building Type E), one unit housing a three-bedroom unit and maintenance closet (Building Type F), and one maintenance shop (Building Type G). The scope requires bidders to provide unit pricing for each building type, labor-only estimates, a detailed materials list, and cost per square foot for sheathing replacement and per linear foot for fascia and soffit repair or replacement.

Pricing is structured as unit prices for each building type with itemized alternate deductions allowing the Housing Authority to reduce scope if necessary by sequentially omitting building types until costs fall within an acceptable budget range. Bidders must provide separate pricing for each of the seven building types along with labor-only costs and a comprehensive materials list, as the Housing Authority will provide all materials. The document requires bidders to calculate a total project cost tally sheet excluding sheathing, soffit, and fascia repairs, with additional line items for per-square-foot sheathing replacement and per-linear-foot fascia and soffit repair pricing to account for potential damage discovered during the removal and inspection phases.
