About this opportunity
Louisville Metro Housing Authority (LMHA) is requesting proposals for fire inspection services across its portfolio of approximately 2,800 conventional and scattered-site housing units, with proposals due July 30, 2026 at 9:00 a.m. EST. Work performance begins September 1, 2026 and runs through August 31, 2027. The scope encompasses annual inspections of sprinkler systems, fire alarm systems, fire pumps, clean agent systems, and backflow devices; semi-annual inspections of range hoods; and submission of repair proposals for deficiencies within 10 business days, with pricing for rebuilds where applicable.
The contractor must hold valid, current state and local fire-services certifications in the Commonwealth of Kentucky and demonstrate a minimum of eight consecutive years of active engagement in fire services protection and inspection with verifiable experience installing, maintaining, and servicing sprinkler systems and fire alarms in industrial and governmental installations. Required qualifications include ability to work on Simplex systems, install nonproprietary UL-listed fire alarm systems, and provide onsite emergency response in Louisville, Kentucky within two hours' notice. Work is performed across 36 Liberty Green sites and other LMHA portfolio locations throughout Bath County and Louisville.
Fee proposals must include all supervision, labor, fees, taxes, supplies, transportation, and other direct or indirect costs. The RFP provides detailed equipment inventories and specifies pricing schedules for fire extinguishers, kitchen hood inspections, and fire alarm technician rates.
The awarded contract carries a one-year initial term with up to four additional one-year renewal options at LMHA's sole discretion, for a maximum five-year term. Evaluation assigns 30 points each to experience and stated qualifications, 20 points to total cost across all sites, and 20 points to individual site costs. LMHA reserves the right to reject any or all proposals, terminate the RFP at any time, and utilize alternative contractors for repair work if deemed in its best interest.
