About this opportunity

Prospect Park Alliance is requesting proposals for reconstruction of the Tennis House at Prospect Park, Brooklyn, with proposals due July 31, 2026. Qualified bidders must demonstrate prior experience with a minimum of five historic preservation projects each valued at $500,000 or greater completed for the City of New York or State of New York within New York City limits within the past five years, with specific expertise in historic tile, stone, and terrazzo restoration — the defining eligibility filter. MWBE requirements are waived for this procurement.

The scope encompasses structural repairs and facade maintenance of this Landmarks Preservation Commission–designated landmark. Work includes repointing mortar joints in limestone, granite, and brick masonry; installing dutchman repairs and pins to restore structural integrity; cleaning ferrous and oil stains from exterior facades and interior pavilion walls; patching and finishing existing mosaic and terrazzo flooring; clearing clogged areaway drains and replacing drain covers; applying new sealants at cellar window perimeters; resetting existing gates; and repainting or replacing ADA-compliant railings with new painted finishes and bases where required. Mobilization costs are capped at six percent of the total contract bid price (or four percent if performance and payment bonds are not required). Work is restricted when temperatures fall below 40 degrees Fahrenheit or exceed 100 degrees Fahrenheit. The contractor must guarantee all work for one year following completion and final acceptance by the owner.

Prospect Park Alliance will contract directly with the City of New York Parks; the selected contractor will contract with PPA and receive payment based on percentage of work completed and accepted by PPA, with five percent of each invoice retained until substantial completion, then reduced to one percent of completed work value plus twice the punchlist value. Final payment is contingent upon contractor compliance with warranty obligations and provision of a Waiver of Liens. The project is funded through NYS Grant Project Number 173109. Bid prices must remain firm for 120 days following submission. Questions should be directed to David Yum, Director of Architecture and Preservation, at dyum@prospectpark.org. Bidders must submit four copies of the complete bid package, including electronic PDF submission, to Christian Zimmerman at czimmerman@prospectpark.org and dyum@prospectpark.org.
