About this opportunity
Larimer County is requesting quotations for a livestock grazing lease at Eagle's Nest Open Space (ENOS), a 755-acre property in Larimer County, Colorado, with quotations due September 15, 2026 at 10:00 a.m. (MT) and an optional on-site visit on August 6, 2026. Applicants must own property in Larimer County, establishing a local-ownership requirement that filters eligibility.
The lease term is five years beginning January 1, 2027, with potential extension for an additional five-year term. ENOS comprises four grazing pastures containing approximately 585 grazable acres with existing fences, water systems, a working corral, and loafing shed. The current grazing plan permits up to 70 Animal Unit Months (AUMs), adjustable based on weather, water availability, and range conditions. Applicants must demonstrate knowledge of range and livestock management and support the County's ecological objectives, including native habitat preservation, invasive weed management, soil health protection, and wildlife enhancement.
The minimum grazing fee equals or exceeds the Northern Colorado average per the Colorado State University Land Rental and Custom Rates survey, currently $26.00 per AUM, subject to annual increases per lease terms. Evaluation allocates 100 points across six factors: proposed grazing plan and accommodation of other uses (26 points), livestock and range knowledge and experience (22 points), operational capability (18 points), care of leased premises (16 points), proposed grazing fee (10 points), and service needs or requests (8 points). Insurance requirements include Workers' Compensation, Commercial General Liability with $1 million per occurrence limits, and Automobile Liability with $1 million combined single limits, with Larimer County named as additional insured. Questions are due August 19, 2026 at 10:00 a.m. (MT). Award is anticipated on or about October 15, 2026. Only one lease will be awarded.
