Construction hours are Monday through Friday, 6:30 a.m. to 5:00 p.m., with weekend work available upon Owner approval. An on-site superintendent is required 100 percent of the time during construction operations. Work must comply with all architectural, structural, mechanical, plumbing, electrical, fire-protection, communications, and landscape specifications. Unit prices are established for foundation depth changes, pier hole depths, water line extensions, and trench construction repairs, with specific costs to be determined. Payment follows AIA Form G702 and G703; Change Orders follow AIA forms G701 and G714, with the Contractor providing itemized breakdowns including labor rates and material prices.
The Owner will coordinate concurrent work including data cabling, IT support, test and balance services, security systems, and furniture installation. The Project Manual identifies this as a Guaranteed Maximum Price document for CMAR selection and preconstruction services.
