About this opportunity
Greenwood County, South Carolina is requesting qualifications for architectural and engineering services to design a new Fire Station 60 in Lower Lake (Highway 702, Ninety Six, SC), with proposals due August 13, 2026 at 2:00 p.m.
The scope encompasses a full-service design engagement for a new approximately 7,500-square-foot full-time fire and EMS station with five apparatus bays, sleeping quarters for up to eight personnel, 3.5 bathrooms, full kitchen, utility room with washer/dryer, and multiple office and meeting rooms. The design must reference Fire Station 45 in Ware Shoals, SC for comparable size, function, and layout. Deliverables include surveying, asbestos testing and survey of existing structures, geotechnical exploration, preliminary design, 50 percent and 100 percent design stages with architectural, structural, landscaping, and MEP drawings and specifications, bidding assistance, construction administration, and construction closeout. The firm must address South Carolina building codes, Greenwood County zoning ordinances, and SCDES and SCDOT standards, complete code compliance reviews with county planning/zoning, engineering, and building departments, and obtain necessary permits.
Evaluation weighs experience with comparable fire station projects at 50 percent, qualifications and experience of directly involved individuals at 25 percent, references at 15 percent, and proximity to the project site at 10 percent. The selected firm must provide general liability insurance with limits of $1 million per person and per accident, workers' compensation insurance, fleet liability coverage, and professional liability insurance. Liquidated damages are assessed at $200 per calendar day for delays beyond substantial completion. Questions are due July 29, 2026 at 2:00 p.m. Proposals must remain firm for a minimum of 90 days. Responses must be submitted electronically through Greenwood County's e-Procurement Portal. No pre-proposal meeting is scheduled.
Opportunity text
The proposed fire station will replace the existing Fire Station 60-Lower Lake located at that site, a three bay, metal building built in the late 1970's. The existing metal building and adjacent accessory brick building will be razed for a new, approximately 7500 SF, full-time Fire/EMS station. The new Lower Lake Station 60 is proposed to have 5 bays, sleeping quarters for up to 8, 3.5 bathrooms, a full kitchen, utility room with washer/dryer, and multiple office/meeting rooms. Greenwood County is seeking a station similar in size, function and layout as Fire Station 45 located at 128 Greenwood Avenue South, Ware Shoals, SC.
