About this opportunity

A Texas municipality in Dallas County is requesting proposals for annual facility maintenance, repair, remodeling, and minor construction services on a time-and-materials basis across city-owned facilities, with proposals due May 27, 2026. The municipality anticipates awarding multiple contracts to accommodate concurrent work at multiple locations and multiple trade categories throughout the year.

Proposers may submit pricing for one or more trade categories, with each category evaluated independently. A separate proposal price sheet must be submitted for each trade category in which a contractor wishes to bid. The RFP specifications document (RFP 2026-012-SPECS.pdf, 3 MB) establishes detailed requirements, scope parameters, and evaluation criteria applicable to each trade discipline. Contractors should review the specifications to understand the framework for qualification and pricing evaluation across the trade categories they intend to pursue.

Update #2 ·

Pursuant to the provisions of the Texas Government Code Section 2269, it is the intention of the Town of Argyle, Texas to select a Construction Manager at Risk (CMAR) for preconstruction and construction services for the LAW ENFORCEMENT CENTER (LEC). The selected firm will provide preconstruction and construction phase services to support the successful planning, design, and construction of this critical public safety project. The method to be used to select the CMAR is the one-step process as detailed in Chapter 2269 of the Government Code. The contract will be awarded on the basis of the Cost of the Work plus a Fee with a Guaranteed Maximum Price (GMP). The Town has engaged FGMA as the CMAR Architect of record and Kimley Horn is providing engineering services. The Town has recently passed a Certificate of Obligation on this project which includes available funds for the building and site improvements between $5.5M and $6.5M. That number excludes site acquisition, off-site infrastructures, professional fees and FF & E. The selected CMAR is to assist the Town and its selected architectural team with the completion of the design process, materials/systems evaluation and selection, construction documents, cost estimating, project scheduling, subcontractor bidding, construction, and project closeout.

Update #1 ·

Because multiple locations may require work concurrently and a wide range of trades may be needed throughout the year, the City anticipates awarding multiple contracts. Proposers may submit pricing for one or more trade categories. A separate proposal price sheet must be submitted for each category, and each category will be evaluated independently using the criteria established in this RFP.
