The project scope encompasses relocating Nurse Education from suite LM079 to suite TM112 and renovating the vacated LM079 space to house a new retail pharmacy operation. Bid security equal to 10 percent of the bid amount is required for projects exceeding $20,000. The successful contractor must execute a Performance Bond and Labor & Material Payment Bond, each equal to 100 percent of the contract price, within five days of award.

Prevailing wage rates under Statutes Section 31-53 apply, with annual adjustment effective July 1st. Projects estimated to cost more than $50,000 require an approved Affirmative Action Plan from the Connecticut Commission on Human Rights and Opportunities, with a 2 percent monthly holdback until compliance is demonstrated.

Bid documents must include all subcontractor names and prices for trades expected to exceed $25,000, including masonry, electrical, mechanical without HVAC, and HVAC work. Bids must remain firm for 180 days from the due date. Award will be made to the lowest responsible qualified bidder within 90 days of bid opening.
