1. Should ASHRAE 170 (Ventilation of Healthcare Facilities) be used for design guidance when determining the applicable number of Air Changes, Outside Air Changes, Room Pressurizations, and Air Filtration requirements of the individual spaces? If not what standard should be used for the mechanical design?
a. Yes, the contractor shall use ASHRAE 170 and any other applicable standards for design guidance.
2. The SOW section 1.2.3 defines this structure as falling within Risk Category III. Please confirm that this is the case. Table 1604.5 of the 2015 International Building Code Differs slightly with ASCE 7, Table 1.5-1. Under the IBC definition (which the IBC instructs the reader to use ilo Table 1.5-1 of ASCE 7), the structure would fall under a Risk Category of II as an Ambulatory Healthcare Facility (B occupancy). Is there something else being inferred by classifying the structure as a Risk Category of III, such as stating there will be 50 or more resident care recipients but not having surgery or emergency treatment facilities (I-2 occupancy)? The Risk Category can define the occupancy classification and therefore the construction type and various other design elements that can greatly increase the overall project pricing.
a. The structure shall be classified as a Risk Category II Structure.
3. Please list what, if any FFE is to be supplied by the awarded contractor.

a. The walls shall be mold resistant drywall with metal studs.
10. Attachment A-1 identifies a “covered walkway”. Is this walkway to be provided by the
Contractor? If provided by the contractor, of what material should the walkway be constructed of? Is the Contractor required to submit a design for approval on this project?
a. Yes, the covered walkway shall be provided by the contractor. Covered walkway shall be corrugated metal or an equivalent type material with slanted roof. The covered walkway shall be anchored but no design other than a drawing showing the location of the walkway will be required.
11. Due to the proximity to the ocean, will any anti-corrosive HVAC coil coating be required? Would Anti-corrosive coating be required for the HVAC cabinet?
a. The contractor shall follow the local and international building codes for temporary structures, whichever is more stringent. The contractor shall use non-corrosive material wherever feasible.
12. Is there any special lighting required in the exam rooms (overhead exam lighting, etc.) Is there any particular color temperature of the lamps to be used, any minimum color rendering index values, any special LUX value or Foot-Candle requirements?
a. 150 illuminance.
13. Will Vinyl Composite Tile be acceptable throughout the medical facility or are their certain areas that will require an impervious surface?
a. Vinyl Composite Tile is acceptable.
14. Will the contractor be required to install the fire alarm system?

16. Will a Fire Protection Engineer be required to design a life safety plan for this structure(s)?
a. No
17. Please clarify if the ambulatory care facility will needed to be divided into at least (2) smoke compartments in accordance with NFPA 101.
a. The facility is not considered to be an ambulatory care facility.
18. Will a Healthcare Occupancy (AS Defined by NFPA 101) occur anywhere in this structure (s)? If so how many people would be incapable of self-preservation?
