About this file
This addendum to a Request for Qualifications is issued by the Colorado Department of Community and Human Services, Division of Real Estate and Construction Management, for the Modernize SOB Restrooms project (2027-017M26). The project seeks an Architecture/Engineering (A/E) firm to modernize restroom facilities at the State Office Building in Denver, Colorado. As-built drawings and a Revit model are available for the selected firm to update and provide back to the State upon project completion. The qualification package must be submitted electronically only to kaitlin.lucas@state.co.us by July 27th. A participant list for the project is attached to the addendum. Contractor solicitation is anticipated in early Q1 2027, with construction anticipated to begin in early Q2 2027.
The project involves coordination with the State Historic Preservation Office (SHPO) due to the building's designation under the Colorado State Register Act, requiring SHPO review if walls require removal and relocation. A full building HazMat survey was completed in 2015, with additional analysis to be contracted by the State prior to demolition and construction commencement. The selected A/E firm will be responsible for compliance with historic preservation guidelines and submission of plans to SHPO as required. No pricing information, set-asides, or specific funding amounts are detailed in this addendum.
