1. Project Purpose & Objective The objective of this project is to construct a dedicated concrete housekeeping pad around an exposed water main service riser and furnish/install a heavy-duty, insulated Hot Box enclosure. This assembly protects the plumbing infrastructure from physical damage, soil erosion, and freezing temperatures during winter operations.
2. Work Location & Existing Conditions Location: Water main service entrance / riser location at. (See Above Address)
Current Condition: Exposed domestic/fire water supply riser pipe.
3. Detailed Scope of Work
Phase 1: Site Preparation & Subgrade Work Excavation & Clearing: Excavate and level the ground surface around the existing water riser to accommodate a
Subbase Preparation: Compact subgrade soil and place a minimum of 2 to 3 inches of crushed aggregate (compacted gravel/crushed stone) to provide a stable, well-draining base.
Pipe Isolation: Wrap the through-slab portion of the pipe riser with closed-cell polyethylene foam insulation tape or expansion joint material to isolate the metal pipe from direct contact with the concrete slab (preventing shear stress and corrosion).
Phase 2: Formwork & Concrete Housekeeping Pad Placement Formwork: Construct square edge forms to accommodate the furnished heavy-duty, insulated Hot Box enclosure.
Reinforcement: Install welded wire reinforcement or #3 rebar grid on chairs to maintain mid-depth slab reinforcement.
Concrete Specifications:
Concrete compressive strength: Minimum 3,500 to 4,000 PSI at 28 days.
Air-entrained concrete (5% − 7%) suitable for exterior freeze-thaw exposure.
Finishing & Slope:
Tool all perimeter edges with an edging tool (radius edge).
Provide a light broom finish for slip resistance.
Pitch pad top surface slightly (≈ 1/8in per foot away from the pipe) to ensure water runs off the pad perimeter.
Curing & Form Removal: Allow proper set and cure time before anchoring the enclosure. Strip formwork and backfill neatly around the perimeter.
Phase 3: Enclosure Furnishing & Installation (Hot Box) Product Procurement: Furnish one (1) genuine Hot Box® (or ASSE 1060 Class I/II compliant) insulated aluminum or fiberglass protective enclosure sized to clear the existing piping assembly, valves, and test cocks.
Anchoring:
Center the Hot Box enclosure over the riser on the new concrete pad.
Drill and secure the enclosure mounting flange to the concrete slab using heavy-duty 316 stainless steel wedge anchors or masonry drop-in anchors.
Freeze Protection / Heating:
Install insulated internal foam/polyisocyanurate board lining (factory standard R-8 or higher).
Access & Security: Ensure access lid/doors open smoothly for routine inspection, valve operation, and annual backflow testing. Install padlock hasps or factory latches.
Phase 4: Job Site Cleanup & Demobilization Remove all form lumber, leftover aggregate, and construction debris from the site.
Restore adjacent disturbed soil/mulch/turf to match surrounding grade.
Perform final visual walkthrough with facility personnel.
4. Division of Responsibilities
Contractor Responsibilities Provide all labor, tools, equipment, and materials outlined above.
Protect surrounding landscaping and building exterior during construction.
Provide manufacturer documentation, warranty, and keys/latches to Owner.
