CLRD/BRD HVAC Replacement Project February 17rd, 2023

BRIEF DESCRIPTION OF PROJECT:

• Base work for this project consists of removal, disposal and replacement of all specified HVAC components, consisting of Gas Furnaces, Evaporator Coils, and A/C Condensing Units to the North and South Barracks. Refer to the maps provided for exact building locations.

o There are two HVAC units per Barracks, and the components are accessible from the backside of the Barracks buildings located in utility closets.

• Option A work for this project consists of removal, disposal and replacement of the Gas Furnace and Evaporator Coil for the Hot Shot Office at the Canyon Lakes Ranger District Ad Site.

o The HVAC components in the Hot Shot Office are accessible via a utility closet on the backside of the building.

• Option B work for this project consists of removal, disposal and replacement of all specified HVAC components at the Boulder Ranger District Office.

o The HVAC components in the Boulder Ranger District Office are accessible via an HVAC closet in the upstairs storage area.

• All Gas Furnaces, Evaporator Coils, and A/C Condensing Units shall be sized appropriately to provide the most efficient heating and cooling for industry standards.

• Contractor shall submit a list of all proposed equipment for approval as part of the proposal.

• Contractor is responsible for all necessary parts, labor and permits for completion of this project.

• Contractor is responsible for hauling off all associated removed materials to a state-approved sanitary landfill.

• Contractor responsible for furnishing all labor, materials, equipment, and other incidentals necessary to successfully complete the project or any portion of it, and carrying out all duties and obligations imposed by the contract.

• All work shall be completed in accordance with contract specifications and all OSHA regulations.

• All work shall be conducted in a safe and expedient manner, and in conformance with the specifications referenced in the contract. All work shall be conducted by personnel fully qualified to perform the tasks assigned and shall be supervised by a designated Contractor’s Representative.

• All equipment shall be in good repair, and capable of accomplishing assigned tasks in a safe and environmentally acceptable manner.

Location: The sites on the Canyon Lake Ranger District is located at the Fort Collins Administrative Site, located at 300 Hemlock St, Fort Collins, CO 80524. Hemlock St is on the west side of North College Ave, north of Vine Dr and south of Conifer St. Refer to the maps provided for building locations.

The Boulder Ranger District office is located at 2140 Yarmouth Ave Boulder, CO 80301. Refer to the maps provided for building locations.

Contractor Requirements

Base Items: North and South Barracks HVAC Replacement Options Item: Hot Shot Office HVAC Replacement

General Information

Scope of Work

Base Bid A and Option A Items:

The purpose of this project consists of removal, disposal and replacement of all specified HVAC components, consisting of Gas Furnaces, Evaporator Coils, and A/C Condensing Units to the North and South Barracks. Option Items include HVAC replacement in the Hot Shot Office. This project is located at the Roosevelt Administrative Site, 300 Hemlock St, Fort Collins, CO 80524.

Option B Items:

The purpose of this project consists of removal, disposal and replacement of all specified HVAC components, consisting of Furnaces, Evaporator Coils, and A/C Condensing Units in the Boulder Ranger District Office.

Background The existing HVAC system at the Fort Collins Admin site was installed in both the North and South Barracks in 2004, and the systems have recently been having issues with both heating and air conditioning. These buildings are due for the removal and replacement of all existing HVAC components.

Contractor shall submit a list of all proposed equipment for approval as part of the proposal.

The Boulder Ranger District office building was built in 2000. The building has a zoned heating system consisting of three 90k BTU Lennox pulse furnaces and two York Infinity 100k BTU furnaces. Two of the original five Lennox furnaces were replaced in 2021 with York Infinity furnaces. One of the remaining

Lennox furnaces stopped working recently. Parts for the Lennox furnace that has stopped working are obsolete, and the furnace with all its associated components needs to be replaced.

Payments / Determination of Quantities

PAYMENT

• Measurement and payment for contract work shall be made only for and under those pay items included in the Schedule of Items. All other work and materials shall be considered incidental or as included in the payment for items shown.

DETERMINATION OF QUANTITIES

• The contractor shall perform, or cause to be performed, all measurement of quantities of materials incorporated into the work processes that are to be measured under the provisions of the contract.

Definition of Base Bid Items

• 151 (01) Mobilization o This pay item shall consist of the cost to mobilize all necessary equipment, machinery and labor to the project site.

o Measurement and payment: LUMP SUM QUANTITY (LSQ)

• (02) 80K BTU Gas Furnace o This pay item shall consist of the removal, disposal and replacement of four (4) 80K BTU

Gas Furnaces (17.5"W, 115/1/60, Multi-Position, 95% AFUE), Heil brand or equivalent.

Serial No. N95ESN0801716A.

o All submittals must be approved by CO.

o Measurement and payment: LUMP SUM QUANTITY (LSQ)

• (03) 4 Ton Cased Evaporator Coil o This pay item shall consist of the removal, disposal and replacement of four (4) 4 Ton

Cased Evaporator Coils (21"W, Vertical, R-410A), Heil brand or equivalent. Serial No.

END4X48L21A.

o All submittals must be approved by CO.

o Measurement and payment: LUMP SUM QUANTITY (LSQ)

• (04) 4 Ton 13 SEER A/C Condensing Unit o This pay item shall consist of the removal, disposal and replacement of four (4) 4 Ton 13

SEER A/C Condensing Units (208-230/1/60, R-410A), Heil brand or equivalent. Serial No.

R4A348GKH.

o All submittals must be approved by CO.

o Measurement and payment: LUMP SUM QUANTITY (LSQ)

Definition of Option A Bid Items o This pay item shall consist of the cost to mobilize all necessary equipment, machinery and labor to the project site.

• (02) 120K BTU Gas Furnace o This pay item shall consist of the removal, disposal and replacement of one (1) 120K BTU

Gas Furnace (24.5"W, 115/1/60, Multi-Position, 92% AFUE), Heil brand or equivalent.

o All submittals must be approved by CO.

o Measurement and payment: LUMP SUM QUANTITY (LSQ)

• (03) 3 Ton Cased Horizontal Duct Coil o This pay item shall consist of the removal, disposal and replacement of one (1) 3 Ton

Cased Horizontal, Duct Coil (R-410A), Heil brand or equivalent. Serial No. EHD4X36AA.

Definition of Option Bid B Items o This pay item shall consist of the cost to mobilize all necessary equipment, machinery and labor to the project site.

• (02) 100K BTU York Infinity Gas Furnace o This pay item shall consist of the removal, disposal and replacement of one (1) 90K BTU

Lennox Furnace with one (1) York Infinity 100k BTU furnace.

Schedule

• 5.1 Reporting Requirements: The contractor is required to provide written progress reports to the COR on a weekly basis for the duration of the project. The progress report shall cover all work completed during the specified period and shall present the work to be accomplished during the subsequent period. This report shall also identify any problems that arose and a statement explaining how the problem was resolved. This report shall also identify any problems that have arisen but have not been completely resolved and provide an explanation.
