About this file

The document is Addendum No. 1 for the City of Warren Tax Increment Finance Authority (TIFA) Van Dyke Mixed-Use Rehabilitation project, issued on March 14, 2024. The addendum modifies and clarifies several specification sections and architectural drawings, including updates to the Bid Form, Wood-Veneer-Faced Architectural Cabinets, PVC Roofing, Fiberglass Entry Doors, Vinyl Windows, and Non-Structural Metal Framing. The addendum addresses five Request for Information (RFI) items, including clarifications on sheet references, PLAM countertops, allowance amounts, code summary, and overhead door specifications. The bid is due on April 3, 2024, at 12:30 PM, and will be submitted electronically through the MITN site.

The addendum increases Allowance No. 2 for Miscellaneous Masonry Repairs from $5,000 to $10,000 and provides additional details on window and door specifications. The project involves rehabilitation of three adjacent buildings at 23150, 23154, and 23158 Van Dyke Avenue, with plans to develop the first floor as a commercial/retail/hospitality space and the second floor as a residence. The scope includes demolition, limited site work, structural improvements, architectural work, and mechanical/electrical/plumbing upgrades to bring the facility up to current building codes. The project will utilize the 2015 Michigan Rehabilitation Code for Existing Buildings and is designed as a mixed-use, Type V-B construction with automatic sprinkler protection throughout the building.
