a. The contractor must provide all personnel, equipment, tools, materials, supervision, and other items and services necessary to install 46-Duro-Last Plenum Vents in housing units: building numbers 400, 401, and 402.
2.1 Existing Conditions:
a. With the installation of the new Duro-Last roof on housing Units 400,401 and 402 in 2017, some units are experiencing mildew/mold forming on the ceiling in the second story bed and bathrooms. Our investigations have revealed the following. Most of the housing residents keep their windows closed during the day to keep the units cool. Some residents are using humidifiers in the bedroom, which add a large amount of humidity throughout the second floor. We believe that the new roofing material is so airtight that it is not allowing the attic space to breathe and release the hot air trapped within the space. With little to no air movement in the attic spaces, the internal attic temperatures during the summer months have reached and maintain temperatures over 110 degrees. This creates an inversion layer between the attic crawl space and the ceilings of the bath and bedrooms. We believe this is the cause this mildew problem. All three buildings have soffit and gable end vents, but no main attic vents or fan.
