Exhibit B - Facility Description Summary

This is a facility description document for Pierce County Parks and Recreation's golf course management services contract opportunity in Washington State, detailing the operational specifications of two facilities: Chambers Bay Golf Course and Lake Spanaway Golf Course. Chambers Bay Golf Course, located at 6320 Grandview Drive West, University Place, Washington 98467, encompasses approximately 300 acres and includes a clubhouse and restaurant with 171 paved parking stalls, covered equipment and retail storage, a seasonal 100'X40' event tent, a lower unpaved lot, lower driving range, concession and service building, and maintenance and service building with garage. Lake Spanaway Golf Course, located at 15602 Pacific Avenue, Spanaway, Washington 98444, covers approximately 143 acres and includes a clubhouse and cafe with 225 paved parking stalls, equipment and retail storage, a covered driving range, enclosed golf cart storage area, and maintenance and equipment storage barn with adjacent shop space. Neither facility currently includes electric vehicle charging infrastructure.

Pierce County Parks and Recreation seeks a long-term operating partner to manage both golf courses with the objectives of increasing rounds and local participation, securing regional and national tournaments, maximizing sustainable revenues and operating efficiencies, and maintaining high-quality course conditions and customer service. The County anticipates that the selected operator will bring operational expertise, financial strength, and innovation, including proposals for operator-funded, jointly funded, or other innovative capital investment and revenue-growth strategies to support long-term capital reinvestment in the facilities. The current management contract is expiring, and the procurement is open to all qualified parties through a fair and competitive process to identify the golf management company that will deliver the best service delivery and profitability to Pierce County citizens.
