PART 3 EXECUTION

3.1 ASSESSMENT OF EXTERIOR DRAINAGE AT TAO HOUSE AND COURTYARD

A. Intent: Excess rainwater and roof drainage overwhelms the drainage system of the Tao

House. There is water infiltration into the basement and water approaching some thresholds of the first floor of the building. The Government believes there is a subsurface drainage system around the perimeter of the building, however this does not appear to be functioning properly.

B. Contractor shall make a visual inspection of existing roof drainage system including all gutters and downspouts. Assess the existing condition of gutters and downspouts.

Assessment shall also consider the effect of roof drainage on other building component

(walls, door thresholds, windowsills, paving, etc.) and on the landscape.

C. Using video technology inspect subsurface drain system around the perimeter of the house. Assess condition of existing drain tiles/pipes; whether there are any damaged or missing tiles; and whether there are any blockages. Determine the location of all drain lines, tie-ins and the system outlet.

D. Assessment Report: Provide a written narrative describing investigation findings and recommendations for repairs and modifications to the drainage system.

1. In addition to the narrative provide measured drawings

a. Provide an Existing Conditions Site Plan showing location of all drain lines, tie-ins and outlets.

b. Provide an Existing Conditions Roof Plan noting the locations of all gutters and down spouts and any drainage deficiencies of the roof system.

c. Provide a schematic Site Plan showing all recommended modifications to the drainage system.

E. Cost Estimate: Provide a detailed estimate of costs to make the recommended repairs and modifications to the drainage system.

F. Provide digital copies of all video data compiled during the investigation on USB flash/thumb drive.

3.2 ASSESSMENT OF IRRIGATION SYSTEM AT EUGENE O’NEILL NHS

A. Intent: The park has two sources of water. The original source (still used today) is a natural spring that fills two historic redwood tanks and is used to irrigate much of the historic landscape including orchards and ornamental landscaping. However, current water usage suggests that some of the property is being irrigated with municipal water.

The Government’s intent is to abandon the connections to municipal water and convert the entire irrigation system to use the on-site spring-water.

B. Assessment shall address the following:

1. Investigate the condition of all irrigation piping, heads and controls. Address needed repairs to existing piping, heads and controls in detail in recommendations.

2. Ascertain the extent of irrigation system connected to municipal water and provide recommendations for modifying the system to connect to on-site spring water. Address needed modifications to supply piping, heads and controls in detail in recommendations.

C. Assessment Report: Provide a written narrative describing investigation findings and recommendations for repairs and modifications to the irrigation system.

1. Provide Existing Conditions Site Plans showing location of all existing irrigation piping heads and controls. Denote piping and heads attached to municipal water supply.

2. Provide schematic Site Plan showing recommended modifications to the existing irrigation system.

D. Cost Estimate: Provide a detailed estimate of costs to make the recommended repairs and modifications to the irrigation system.
