This is a Designer Services solicitation document from North Carolina for Heritage Middle School, outlining a two-phase building enclosure investigation and partial roof replacement project. Phase 1 requires the selected design professional to evaluate the existing building enclosure performance, identify the location and cause of leaks, air and moisture intrusion, and provide a comprehensive written report with images and design recommendations to address identified issues. Phase 2 encompasses the design of building enclosure modifications and partial roof replacement of the existing coated 2-ply modified bitumen roofing system across nine roof areas (A1, A2, A6, A17-A18, A20-A22, A25, A32, A36-A37, and A41) covering approximately 92,963 square feet. The design scope includes thermal roof insulation replacement with coverboard, new sheet metal coping and accessories, and repairs addressing Phase 1 findings, plus any additional concerns identified during the initial site visit.

The design firm will provide turnkey services including permit applications, bidding support, and comprehensive construction administration encompassing pre-bid meetings, preconstruction meetings, regular site meetings during construction, scheduling, and project closeout. The document does not specify response dates, due dates, site visit schedules, bidders' meetings, award dates, or contract term details.
