North Campus Flooring Replacement Project Manual

This is a comprehensive project manual for a state construction contract issued by the University of Connecticut for flooring replacement work at its Storrs campus. The project involves the installation of Mannington LVT (luxury vinyl tile) flooring and wall base in multiple residential halls, specifically Tolland and Litchfield Halls as base bid work, with Fairfield and New Haven Halls available as alternates. The contractor must install University-provided Mannington Amtico flooring products featuring custom UConn color specifications: Grid-Zoom style in student rooms and Shift-Zoom style in corridor hallways. The work requires floor patching and preparation following asbestos abatement activities, with strict scheduling requirements mandating completion of approximately 8,086 square feet per week across two available work days, commencing June 14, 2025, and concluding by August 7, 2026. The contractor must coordinate closely with separate abatement and painting contractors, maintain prevailing wage compliance with certified payroll submission, and participate in mandatory preconstruction and progress meetings. Key personnel requirements include a full-time project superintendent, on-site project manager (minimum weekly presence), part-time safety engineer with minimum bi-weekly site visits, and project engineer, each with minimum five years of comparable experience.

Pricing is not specified in this manual document, as it functions as the technical specifications and administrative requirements section rather than the bid or cost proposal section. The project is designated as prevailing wage work subject to Connecticut labor regulations. The University will furnish all flooring materials and wall base, while the contractor bears responsibility for adhesive selection meeting Mannington specifications, floor patching materials, floor preparation labor, and all installation work. Mannington provides comprehensive installation guidelines requiring specific adhesive types (V-88, MoistureLoc, V-95, or XpressStep spray) based on substrate conditions, with moisture testing required prior to installation. The contractor must provide extensive documentation including daily reports, construction schedules using Critical Path Method, photographic documentation, and operation and maintenance manuals at project completion. A one-year warranty period is specified, with contractor responsibility for all work quality and defect correction, and substantial completion targeted for August 7, 2026.
