About this file
This is a Scope of Work document for the Center for Advanced Manufacturing Warehouse Renovation project in North Carolina, involving architectural and engineering services for a state and local contract opportunity. The project encompasses the conversion of approximately 9,000 square feet of unconditioned warehouse space into conditioned facilities for aviation composites laboratories, adjacent classrooms, storage areas, offices, and code-compliant restrooms. The existing warehouse structure includes concrete floors, steel columns, roof joists, and metal roof deck with limited finished drywall on metal stud framing. The project scope requires demolition of portions of the existing heavy-duty industrial slab to accommodate restroom plumbing as required by code and must ensure full compliance with Land Use Restrictions included in the applicable Brownfields Agreement. The renovation will provide power, ventilation, and other accommodations for instructional equipment to be installed under a separate project.
The project must meet all applicable building codes and regulations while converting industrial warehouse space into educational and laboratory facilities. Special attention is required to comply with environmental restrictions related to the Brownfields Agreement, which may impose specific construction and remediation requirements. The architectural and engineering services will be critical to designing systems and structural modifications that transform the raw industrial space into functional, conditioned instructional facilities suitable for advanced manufacturing and aviation composite instruction.
