PROJECT OVERVIEW
OSA-AFB-1 pg. 3
Introduction The University of Colorado Boulder is soliciting bids from qualified general contractors for the ECCE-Rm 141-CEAS Meeting Room project.
The ECCE-Rm 141-CEAS Meeting Room project includes renovation of approximately 2,000SF of existing computer lab space and converts it into a premiere conference room for the Civil Engineering Department seating approximately 60-75 people.
The scope includes selective demolition, interior reconfiguration, and full finish upgrades to refresh the existing dark computer lab area, and two exterior precast shrouded openings. Work will involve new ceilings, lighting, flooring, wall finishes, along with mechanical, electrical, and plumbing modifications required to support the revised layout.
General Contractors should anticipate coordination with Engineering Department stakeholders, adherence to University facilities standards, and execution of work within an active academic environment. The project excludes LEED certification;
however, the project needs to demonstrate adherence to the Buy Clean Colorado Act should the construction value exceed $500,000.
The selected contractor will be responsible for providing all labor, materials, equipment, scheduling, and site management necessary to deliver a complete and fully functional renovation aligned with the design intent and project schedule spanning from October 15th (preconstruction) through construction completion in spring of 2027.
Scope of Services
The scope of services will include full Construction Contracting Services for the project specified during the process of construction and warranty period to the State as per the Advertisement for Bid. Specific tasks to be performed by the Contractor include those generally performed by the construction community where the Contractor is the prime vendor to the State. Bidders shall reference the drawings, specifications, and supporting documents in the Appendices for an understanding of the entire scope of the project.
Per C.R.S. §38-26-106, if a contract amounts to $150,000 or more, the awarded contractor shall provide payment and performance bonds not less than 50% of the value of the contract. The costs associated with this bond are to be included in the contractor’s bid.
