About this file
This is a project manual for the RethinkWaste Administrative Office Second Floor Expansion Project located at 1245 San Carlos Avenue, Suite E, San Carlos, California. The project involves buildout of second floor office space above existing first floor offices and construction of a bridge connecting the new space to the existing second floor. The scope of work includes selective demolition, finish carpentry (interior trim, guardrails, baseboards), building insulation, firestopping, joint sealers, hollow metal doors and frames, wood doors, door hardware, glazing, and light gauge metal framing for gypsum board and wall assemblies. The project includes technical specifications organized by construction divisions covering materials, fabrication requirements, and execution procedures for each trade. The work must be completed within 120 days from the date when contract time commences. Key project contacts include owner RethinkWaste, cost estimator Kitchell Corporation, architect Gelfand Partners Architects, mechanical and electrical engineer MHC Engineers Inc., and structural engineer Tipping Structural Engineering. The project manual is dated September 25, 2026.
The specifications establish quality assurance standards requiring compliance with industry standards including WIC (Woodwork Institute) manual requirements, ASTM standards, UL certifications, and California Building Code provisions. Material selections are specified with acceptable manufacturers identified for key items including hinges (Ives, Hager, Stanley, McKinney), locks (Schlage), exit devices (Von Duprin), door closers (LCN), and glazing manufacturers (Milgard, Guardian Industries, Pilkington, PPG Industries). Hardware includes a comprehensive Schlage masterkey system with interchangeable core cylinders, construction keying, and detailed keying schedules to be coordinated with owner requirements. The document establishes warranties ranging from two to thirty years depending on product type, with five-year warranties for glazing and joint sealers. Installation requirements mandate contractor coordination with an Architectural Hardware Consultant, a pre-installation conference, and final adjustment services approximately six months after project completion with written reports on hardware performance.
