Statement of Work Modernize Supply Chain, Bldg. 1 Basement February 16, 2022 San Diego, California VA Health Care System (664) 664-21-301

B.1 INTRODUCTION:

This requirement is to provide all necessary labor, materials, tools, equipment, engineering, supervision, and services to construct all applicable demolition, asbestos abatement, walls, partitions, interior finishes, fire suppression systems, mechanical, plumbing, electrical, and telecom work and other services necessary for Project 664-21-301 Modernize Supply Chain, Bldg. 1 Basement, VA San Diego Health Care System (VASDHS), 3350 La Jolla Village Drive, San Diego, CA 92161. This requirement is classified under construction as it calls for the alteration of real property.

B.2 BACKGROUND / DESCRIPTION OF WORK:

The Veterans Affairs Healthcare System located in San Diego, California (664) requires construction services to construct in accordance to contract drawings and specifications to fully renovate approximately 31,334sf of the existing Supply Chain Management Service Warehouse. The project includes all labor, materials, tools and equipment for the modification, renovation and new construction. The intent of the renovation is to enhance the operational efficiency of the loading dock and associated warehouse and bulk storage areas. This will also include new offices, workstations, toilets, and breakroom. Additionally, new space will be provided for the sterile consumables, SPS administration offices, and O.I.T.

DOCK/WAREHOUSE

The 5 dock levelers at the loading dock will be replaced. A new elevated canopy platform will also be constructed and will double as a mechanical equipment platform. At present, there is a med gas storage area adjacent to the dock defined by chain link fencing and an existing roof. At this time, it is the intent to have this area remain and upgraded to comply with current codes. The egress path will be indicated on the concrete slab leading to the public right of way. This egress path will be manipulated in order to avoid the existing column and diagonal seismic brace frame.

The warehouse area is accessed from the dock by three 12’ wide rolldown doors and one 8’ wide rolldown door. The 8’ rolldown door will be removed and replaced with a pair of 4’ doors, to provide code compliant exiting from the kitchen via the new exit passageway. The three 12’ wide rolldown doors will remain, providing generous access to the main warehouse area. The main warehouse area will not be air conditioned, but will be ventilated and heated. There will not be a ceiling in this area, and it will be fit up with storage shelving accessed by a small forklift. The warehouse area will also include enclosed bulk storage and bulk consumable rooms which will receive air conditioning and ceilings. Additionally, office areas, workstations, toilets, and a breakroom will support the warehouse function. These areas will also receive air conditioning.

There is an existing depressed pit, 4’-0” deep approx., within the warehouse area. This pit will be filled in and the finish slab made consistent with the surrounding area. There is also a rack containing the cooling equipment for the existing kitchen refrigerator/freezers. This rack will remain and be separated from the warehouse area by a new wall.

STERILE STORAGE

A new area for storage of sterile consumable items will be provided. This area is east of the new warehouse area and on the other side of a major corridor serving the basement. There are 2 access points into the sterile consumable room from unrestricted corridors. The first of these is the Breakdown Room. Here, boxed items will be brought over from the warehouse, opened, and then taken into the sterile storage area and stored until needed. The second access, primarily for personnel use, is thru an ante room adjacent to the main hospital elevator bank. This ante room also opens into the main SPS area where the sterile consumables are put onto carts for distribution throughout the hospital. The sterile consumable storage area will have seamless flooring material and hard surface ceiling for ease of cleaning.

SPS ADMINISTRATION AREA

The SPS Administration Area is a block of 5 offices, storage room, and a multi-purpose room. These rooms are accessed by an existing hallway which already serves other SPS areas not within the scope of this project.

IT ROOM

The new I.T. Room included in this project is accessed by an unrestricted corridor on the east side of the SPS area. Included within the I.T. space are 9 open workstations and storage areas located on the perimeter walls.

The center portion of this area is dedicated to additional storage and workbenches for the I.T. techs. Two equipment racks are also included within this area. The I.T. area will have an acoustic tile ceiling and the floor finish material will have anti-static properties.

INTERIORS

The interior design for this project will be based upon the existing San Diego VA finish standards in order to maintain a consistent appearance with existing adjacent spaces not within the scope of work. All interior design materials and colors shall be coordinated with the VA Interior Designer.

Use of and adherence of Industry and VA standards is required for acceptance of this project.
