About this file
This is a Contract Amendment for Contract No. ASRS18-215212 between the Arizona State Retirement System (ASRS) and CBRE Inc., focusing on Property Management, Leasing, and Project Management Services. The amendment is numbered Four (4) and modifies the existing contract between these two parties.
The amendment adds new sections to the contract's Exhibits C and D, specifically detailing Project Management Services. CBRE will provide two primary types of project management: Landlord Performance/Full Project Services and Tenant Performance/Oversight. These services include comprehensive project management activities such as team composition, pre-construction activities, construction oversight, vendor management, and project documentation. For these services, the Project Management Fee will be determined and documented in individual Work Orders for each project, with fees structured as either a flat fee or percentage, not to exceed market rates. The amendment also clarifies CBRE's role in managing construction professionals, their responsibilities, and limitations of liability, while establishing guidelines for insurance, hazardous materials handling, and project management standards.
