Panel Installation Vendor shall furnish and install the specified 26-gauge Evergreen R-panel metal roofing system in strict accordance with the manufacturer's latest published installation instructions, approved shop drawings and submittals, applicable building codes, referenced industry standards, and as required by this ITB.
Panels shall be installed plumb and true; verify square at start of each roof section and every 10’ thereafter.
Maintain minimum panel side lap of one full rib; fasten per manufacturer pattern (maximum 12” o.c. or as required for specified wind uplift rating).
Install EPDM-gasketed fasteners only; tighten to manufacturer’s recommended torque. Do not overdrive.
Minimum panel end lap: 6”; apply sealant tape at all laps per manufacturer requirement.
Primary underlayment (self-adhering ice/water shield per ASTM D1970) shall be installed at all eaves
(minimum 3’ width), valleys, penetrations, and transitions. Field underlayment shall be minimum #30 felt per ASTM D4869 or approved synthetic equivalent.
Canopy and overhang panels: Install using the same 26-gauge R-panel system and material specifications as the main building roof. All associated flashings and transitions must match the new roof system in appearance, performance, and durability.
Panel walking: Use proper footwear; walk in panel ribs as directed by manufacturer to prevent damage.
The completed system must provide a complete, uniform, and weather-tight assembly.
E. Roof Accessory & Flashing Installation Vendor shall furnish, fabricate, and install all roof accessories, flashings, trim components, edge metal, ridge caps, gutters, downspouts, closures, sealants, fasteners, and related accessories necessary to provide a complete, weather-tight, and fully warrantable roofing system. All fabricated components shall be manufactured from minimum 24-gauge factory-prefinished metal in Evergreen with a 70 percent Polyvinylidene Fluoride (PVDF) fluoropolymer coating system matching the roof panels in color, finish, gauge, and performance characteristics unless otherwise approved in writing by Harris County.
Install all eave drip edge, rake trim, ridge caps, end caps, and transition metals per SMACNA and manufacturer requirements.
Apply sealant under all lapped trim pieces; minimum 3/8” continuous bead.
Fasten trim at maximum 12” on center or per manufacturer requirement, whichever is more stringent.
All trim joints shall be lapped minimum 2” and sealed continuously.
Flash all penetrations using manufacturer-approved boots or fabricated flashings. All penetrations must be inspected and accepted prior to project closeout.
Ridge caps shall be installed last; do not leave ridge exposed overnight.
F. Penetrations & Equipment Interfaces Vendor shall properly seal, flash, and weatherproof all roof penetrations, including but not limited to HVAC curbs, conduit runs, piping, structural supports, and all mechanical, electrical, communication, and life safety system interfaces. All penetration work shall be performed in strict accordance with the roofing system manufacturer’s written installation requirements to ensure a fully compatible, continuous, and weather-tight roofing assembly. Only manufacturer-approved accessories, prefabricated boots, flashing systems, sealants, and related components shall be used.
The use of non-approved, field-fabricated, or non-OEM components is strictly prohibited unless expressly approved in writing by Harris County prior to installation. Any unauthorized materials or installation methods shall be subject to rejection and removal at the vendor’s sole expense.
Vendor shall verify all existing rooftop penetrations and equipment interfaces prior to commencement of work and shall immediately notify Harris County in writing of any conditions that may impact system design, warranty compliance, or installation integrity.
Vendor shall be fully responsible for any leaks, failures, or damages resulting from improper sealing, flashing, or installation of penetration and equipment interfaces, and shall correct such deficiencies at no cost to Harris County.
G. Gutters, Downspouts & Drainage Vendor shall remove and replace all gutters and downspouts as identified in the Scope of Work. New systems shall be 24-gauge prefinished metal in Evergreen color, matching all panels and accessories, unless otherwise directed and approved in writing by Harris County. Downspout specifications: 5” × 5” × 24-gauge × 20’ prefinished Evergreen (approximately 35 each, located throughout the facility; vendor shall verify exact quantity and locations during the mandatory site visit). Gutter size and profile shall match existing conditions or as directed by the Pct 2 Project Manager. All replacement materials shall be new, unused, and of current manufacture.
Vendor shall install new 24-gauge Evergreen prefinished gutters continuous along all eaves per approved layout. Gutters shall be sloped a minimum of 1/8” per foot toward downspout locations; verify proper drainage before fastening permanently. Fasten gutters and downspouts securely; protect building facade from fastener penetration damage.
Relocate downspouts at main entrance: Install new downspout locations approximately 25 feet from the original location, directing stormwater away from pedestrian pathways and the building facade. Confirm final location with Pct 2 Project Manager before installation.
Vendor shall verify proper slope and alignment of all roof drainage pathways to ensure positive drainage toward designated discharge points. Seal all gutter joints and miters with compatible sealant; no leaks permitted. Test all drainage pathways with water prior to closeout; correct any ponding, leaks, or improper drainage at no additional cost.
Failure to comply with these requirements may result in rejection of work, corrective action, or other remedies available to Harris County.
