About this file

This document is Addendum #2 to Request for Proposal (RFP) #S2026-1000 for Edison Floor Abatement, issued by Colorado Springs School District 11. The addendum provides clarifications and answers to questions from a site walk regarding a comprehensive floor abatement project at Edison Elementary School. Key details include plans to abate floors in all classrooms, with the ability to leave raw concrete floors after abatement and install carpeting during non-school days. The addendum confirms that cabinets will not be moved in most rooms, mastic will be treated as hazardous, and the entire school can be abated with each wing serving as a separate containment area. Contractors are requested to propose pricing and schedules for abatement work prior to August 1 and during Fall Break.

The addendum indicates flexibility in the project timeline, allowing contractors to propose abatement work in phases. All classrooms except rooms 5A and 6A have exterior doors, which facilitates roll-off container placement and work access. The district has received principal approval to abate classrooms and leave raw floors for the start of the school year, with flooring installation to occur during non-school days. Contractors are advised that mastic will be treated as hazardous even if testing shows negative results, and clearance testing will be required. The document emphasizes that each offeror must acknowledge receipt of the addendum and carefully review how it impacts their proposed services.

Addendum #2 to RFP #S2026-1000 Edison Floor Abatement

The following shall become as fully a part of the above-named RFP documents as though originally included.

Each Offeror shall acknowledge receipt of this addendum in their submittal package.

Each Offeror shall be responsible for reading every item in this Addendum to ascertain the extent and manner in which it affects the services which they are proposing.

Questions and Answers: Questions from Site Walk

1. Will the cabinets in each room be moved or will flooring abatement and flooring go up to the cabinets?

Cabinets will not be removed. Abatement should proceed up to cabinets and include cove base.

2. What about the teacher’s lounge where cabinet is in the middle of the room?

Cabinet will probably be demolished. If not, abatement should go up to the cabinet same as the other rooms.

3. Is there more information coming from testing or will we plan to abate all floors the same?

More information will be provided from testing but as discussed, the mastic will be treated as hot even if it tests negative. Clearances are required.

4. Abatement, one classroom at a time or multiple rooms at a time?

We have approval from the principal to abate the entire school and leave raw floors. Each wing can be its own containment.

5. If more abatement can be done than flooring companies can do, can floors be left as concrete until a later time like non student days?

Yes, answered above.

6. Do all classrooms have exterior doors?

Yes, all classrooms have an exterior door and a roll off can be located on the east side of the school on either wing. The only rooms that do not have an exterior doors are 5A and 6A.

With Permission from the Principal, the plan is to abate the classrooms and leave the floors raw for the start of the school year. Flooring Company will carpet on non-school days. Your abatement proposal no longer depends on when the flooring can be installed. Please propose price and schedule for what you are capable of abating prior to August 1 and during the Fall Break.
