Midland Sequence of Operation (Chiller Plant)

Chilled Water System Sequence of Operation

1. The chilled water system for the building will consist of two chillers, two cooling towers, condenser water pumps, chilled water pumps and associated automated valves to generate building chilled water for the air handling units.

2. Chillers-The chill water system, chillers and associated equipment will be enabled any time the outside air temperature is above 65℉ (adjustable). The chillers will operate as Lead-Lag and the lead chiller will be alternated on a weekly (adj.) basis with a manual BAS override capability. If the lead chiller fails to start or the chilled water temperature rises above 3℉ above the chilled water set point the lag chiller shall be enabled. When enabled the lead chiller isolation valves will be commanded open. Once open as confirmed by the valve end switches the corresponding chiller pumps will activate to provide water flow to the chiller barrels. The chiller will then be started and will operate under its on board controls and safeties. The chilled water supply temp shall vary based on a linear reset table. When outside temp is below 65℉ (adj) chilled water temp shall adjust to 52℉ (adj). Likewise when outside temp is above

80℉ (adj) the chilled water temp shall adjust to 46℉ (adj.) When the lead chiller reaches 80%(Adj) of its rated full load KW for 15 consecutive minutes(Adj), the lag chiller shall start or if the chilled water temperature rises 3℉ (Adj) above the chilled water set point of the lead chiller. When both chillers are operating and the load decreases on the lag chiller to 25%(Adj) of its full load KW for 15 consecutive minutes (Adj), the lag chiller will shut down, the associated pumps will shut off and the associated two way automated valves will close.

3. Condenser water pumps- Each condenser pump shall be connected to a VFD. The condenser water pumps will be enabled with the chiller. The condenser water pump(s) will modulate to maintain chiller’s design pressure drop. The pressure drop (psid) and VFD speed in Hz will be displayed on the BAS chiller plant graphics page.

4. Chilled water pumps- Each chilled water pump will be connected to a VFD. The chilled water pumps shall vary its speed to maintain a 10℉ differential temperature (Adj) across the chiller’s evaporator but never drop below the chiller’s minimum pressure drop. The pressure drop (psid) and VFD speed in Hz will be displayed on the BAS chiller plant graphics page.

5. Cooling Tower- Anytime one of the chillers is operating the cooling tower fans will be enabled. The cooling tower fans and bypasses will modulate to maintain a dead band of 4°F (adjustable) above

Outdoor WB temperature with a minimum temperature of 65℉ and maximum of 80℉. Bypass shall not by pass water while the tower fan is operating. Maintain a 3℉ deadband (adjustable) between the fan operating and the bypass operating. Lead tower will rotate on a weekly basis. Tower failure will generate an alarm and switch to lag tower. An alarm notification will be sent by the BAS.
