1. ALL WORK SHALL COMPLY WITH THE LATEST NFPA 101 LIFE
SAFETY CODE, INTERNATIONAL BUILDING CODE, AND OTHER
CODES AS IDENTIFIED IN VHA PROGRAM GUIDE PG-18-3, TOPIC
01, CODES, STANDARDS AND EXECUTIVE ORDERS WHICH CAN
BE FOUND ON THE DEPARTMENT OF VETERAN AFFAIRS,
TECHNICAL INFORMATION LIBRRARY WEBSITE.
2. ALL WORK SHALL COMPLY WITH REQUIREMENTS OF THE
LATEST ARCHITECTURAL BARRIERS ACT ACCESSIBILITY
STANDARD (ABAAS) AND DEPARTMENT OF VETERANS AFFAIRS
BARRIER FREE DESIGN GUIDE PG-18-13 WHICH CAN BE FOUND
ON THE DEPARTMENT OF VETERANS AFFAIRS TECHNICAL
INFORMATION LIBRARY WEBSITE.
3. CONTRACTOR IS RESPONSIBLE TO VISIT THE SITE, EXAMINE
AND ACCEPT EXISTING CONDITIONS PRIOR TO BIDDING. SITE
VISIT WILL BE SCHEDULED BY CONTRACTING OFFICER.
4. CONTRACTOR IS RESPONSIBLE TO REPAIR AND/OR REFINISH,
TO MATCH ADJACENT EXISTING SURFACES, ANY EXISTING
MATERIALS TO REMAIN THAT ARE DAMAGED DURING THE
COURSE OF DEMOLITION OR NEW WORK.
5. WHERE REMOVAL OF EXISTING WORK IS REQUIRED FOR
INSTALLATION OF NEW WORK, CONTRACTOR SHALL REPAIR
EXISTING CONSTRUCTION TO REMAIN OR PROVIDE NEW
CONSTRUCTION TO MATCH EXISTING ADJACENT SURFACES
TO REMAIN.
6. CONTRACTOR IS RESPONSIBLE TO FIELD VERIFY ALL
CONDITIONS AND DIMENSIONS PRIOR TO ORDERING,
FABRICATING OR INSTALLING NEW MATERIALS.
7. CONTRACTOR IS RESPONSIBLE TO VERIFY SIZES OF ALL
EQUIPMENT, ETC. TO BE INSTALLED AS PART OF THIS
PROJECT, AND WHERE NECESSARY, MAKE SPECIAL
PROVISIONS TO INSTALL EQUIPMENT THAT IS TOO LARGE TO

8. CONTRACTOR SHALL PROVIDE WOOD BLOCKING AT TOILET
ACCESSORIES, HAND RAILS, BUMPER RAILS, SHELVING,
CASEWORK, MOUNTING BRACKETS AND OTHER WALL
MOUNTED ITEMS, AS INDICATED IN THE CONTRACT
DOCUMENTS AND AS RECOMMENDED BY PRODUCT
MANUFACTURERS. ALL WOOD BLOCKING SHALL BE FIRE
RETARDANT TREATED.
9. ALL EXPOSED NEW WORK IS TO RECEIVE NEW FINISHES
UNLESS SPECIFICALLY NOTED OTHERWISE. IF NO FINISH IS
INDICATED AT A PARTICULAR SURFACE, CONTRACTOR SHALL
PROVIDE FINISH(S) AS INDICATED AT SIMILAR CONDITIONS.
10. CONTRACTOR SHALL PROVIDE COMPLETE AND FULLY
OPERATIONAL SYSTEMS WHICH COMPLY WITH STATED CODES
AND REGULATIONS. WHERE THE OMISSION OF A PART OR
ELEMENT OF A SYSTEM WOULD RESULT IN THE
NON-OPERATION, OR INCORRECT OPERATION OF A SYSTEM,
CONTRACTOR SHALL INCLUDE SAID PART OR ELEMENT AS
PART OF THE WORK.
11. ALL PENETRATIONS THROUGH NEW AND/OR EXISTING SMOKE
OR FIRE RATED WALLS SHALL BE SMOKE/FIRE STOPPED AS
REQUIRED BY THE RATING OF THE WALL.
12. FIRE PROTECTION CONTRACTOR'S SPRINKLER DESIGN WILL
BE SUBJECT TO AN INDEPENDENT REVIEW BY A CERTIFIED
FIRE PROTECTION ENGINEER RETAINED BY THE OWNER. THE
FIRE PROTECTION CONTRACTOR IS RESPONSIBLE FOR
MAKING ANY REQUIRED CHANGES TO THE DESIGN AS
IDENTIFIED BY THE OWNER'S FIRE PROTECTION ENGINEER AS

Chapter 7 Means of Egress
7.1.3.1 Exit access corridors.Exit access corridors w/ load of over 30 people shall have a 1 hour fire resistance rating.
(2) Requirement shall not apply where otherwise provided in chapters 11-43.
7.1.3.2.1 Exit to be separated as follows,
(2) Minimum 2 hour where exits connect 4 or more stories. (Building is planned for future expansion).

SECOND FLOOR PLAN - DEMOLITION
GENERAL NOTES:
A. Protect existing structure, adjacent windows, doors and other building elements during demolition.
B. Remove all existing partitions shown with dashed line. Provide new finishes as scheduled at all area of removal or repair adjacent wall, ceilings and floor finishes to match adjacent surfaces.
C. Remove all existing doors and hollow metal frames where indicated with dashed line.
D. Within the building, provide sticky mats at all exits from the construction area during the entire length of the construction project.
E. Unless noted otherwise walls that are to be removed are type E3.0.
The contractor shall be responsible for verifying conditions in the field.
F. Maintain water tightness of facility at all times during construction.
G. Computer and communication cables and/or other wiring, piping, tubing, etc. serving other areas and functions located above ceiling or in walls of area to be remodeled shall be maintained during demolition/construction process. Coordinate any required modifications, relocations and shut down times of these systems with the Project Engineer.
H. See Plumbing, HVAC and Electrical Drawings for removal work associated with those trades.
I. Sprinklers and water supply to be maintained throughout. See MEP Drawings.
J. Existing power must be maintained throughout as required during each phase of construction.Coordinate phasing with Electrical Contractor.
Coordinate power shut-offs with the Project Engineer. See Electrical Drawings.
K. All items turned over to Project Engineer shall be delivered to the Engineering Area, to be designated in the vacinity of Building 3.
Confirm location with the Project Engineer prior to beginning demolition.
L. Patch and repair existing slab as required to fill voids in existing floor slab at abandoned mechanical chases, new electrical conduit and all MEP floor penetrations. Provide 2-Hr. fire rated floor construction.
M. Remove wall-hung accessories and equipment unless noted otherwise and turn over to Project Engineer. Repair wall and floor finishes to match adjacent existing or provide new finishes as scheduled.
2.01 Remove existing louver. See Mechanical drawings for
extent of demolition and new work.
2.02 Remove existing ballasted EPDM roofing system and
insulaton down to the concrete deck. Clean any residue from slab to prepare for new finishes.
2.03 Remove roof drains. See plumbing drawings for extent of
demolition and new work.
2.04 Remove existing aluminum downspout.
2.05 Remove area of 3" metal deck and support system as
required to extend shaft vertically.
2.06 Remove existing metal coping. See similar detail
3A/14A311 for new work.
2.07 Remove existing aluminum gutter.
2.08 Remove existing metal siding, associated framing
components down to masonry.
2.09 Remove existing walls, type E3.0. See sheet A001 for
wall type description.

THIRD FLOOR PLAN - DIMENSION

B. Edge of all door jambs at hinge side not otherwise indicated are to be 6" from the face of intersecting walls.
C. Install sheet metal blocking at all wall mounted equipment, accessories, casework and wall- mounted door stops.
D. For partition types refer to Drawing A001.
E. Verify all conditions in the field prior to fabrication, erection and construction.
F. Protect existing structure as required during all phases of construction.
The existing building will be occupied during Phase 3 construction.

A. All wood blocking shall be fire retardent treated.
B. Ceiling height to be 9'-0" AFF, unless noted otherwise.
C. Light fixtures, sprinkler heads, speakers, and HVAC devices shall be located in the center of the acoustical ceiling panels. Confirm and deviation from this with the Project Engineer.
D. For partition types refer to Drawing A001.
E. All gypsum board ceiling to be painted P-4. See Room Finish Schedule for additional information.
