1) Please confirm that we are only replacing the porch roofs on buildings 10 and 11, the main building roofing will remain. All roofs including main roofs.

SECTION 01 00 00

GENERAL REQUIREMENTS

1.2 GENERAL INTENTION

A. Contractor shall completely prepare site for building operations, including demolition and removal of existing structures, and furnish labor and materials and perform work for replacing the porches, roofing, and woodwork on building’s 10 and 11, as required by drawings and specifications

2‐ In spec 01 00 00 1.3 Statement of Bid Items. – Is the electrical pricing only to be included in Item

II – (not in Item # I Alternate#1 or Alternate #2) Include electrical work on all bid alternates.

3‐ Drawing E101 states to remove existing lights along the ramp and ensure existing conduit connection be maintained for proposed wall mounted Streetworks exterior lights. It does not appear to be any existing lights in place along the ramp area. See updated drawing E101 with revision cloud 3 added. Contractor can propose an under‐rail light.

4‐ How is the electrical wiring/ conduit to be installed for the new lights? Are they to be operated by photocell? Light is to be tied into the existing electrical panel B‐11 located in the basement.

5‐ The plans do not specify if the main roofs to either buildings 10 & 11 are to be replaced. The only drawing showing the entire roof of either building is the asbestos/lead drawing HA 01, and it is not to scale. Are we to VIF the dimensions of each roof? Yes. See drawing A 501 Detail F 5 See drawing A103

a) The asbestos / lead notes and schedule on dwg G100, and HA 01 indicate asbestos and lead @ the porch roof structures only. Please advise if there is no asbestos / lead present @ the main roof, its fascia or flashing, or any related materials impacted by the replacement of the main roof trim fascia or soffit.

The independent IH noted only ACM as shown on drawings G100 and HA 01

b) If lead is present in the trim @ the cupolas, trim, fascia or soffit surrounding the main roof, and the contractor is to blast, scrape and sand to repaint, is that work to be done by a licensed lead abatement contractor? All work is to be completed complying with local, state and federal regulations and guidelines. Is the contractor to blast/scrape/sand and repaint all trim, fascia, soffit surrounding the upper roof of each bld? Yes

c) Is the contractor to replace all gutters / down sprouts around main roof? No. Existing gutters and down spouts are to be reused on main roofs. Follow detail B 5 on drawing S 100 for porches. Gutters and down spouts are to remain on the elevator vestibule on B‐10 North.

d) Referencing detail B6 on dwg A103‐ The detail indicates two types of gutters, one 6” and one 8” (DSC‐

8 & DSC‐6) Manufactured by SAF. Please advise which size gutter goes where. Further, please advise downspout material, and locations or spacing. The drawing indicates the gutters and downspouts to be painted, please advise if a factory finish would be acceptable. No. Existing gutters and down spouts are to be reused

e) Is the contractor to remove and replace fascia, soffit, or trim around the main roof? If so, please provide a detail. Abate lead paint and re‐paint.

f) There is no flashing detail for the main roof. Please advise. Also, please advise on flashing material.

Would galvanized be acceptable? No. Use 22mil copper.

g) Please advise what materials are to be utilized in replacing the main roofs. See drawing A 501 Detail F

5 See drawing A103

h) Based on the photos on dwg C200 there appears to be a metal snow guard around the perimeter of the main roofs, please advise if this is to be removed & re‐installed. No snow guard to be installed.

6‐ Please advise materials for porch roofs. Some notes indicate EPDM, but detail B7 on S100 indicates the porch roof to be copper. EPDM is to be used on porch roofs.

7‐ Drawing A103 Notes C1 and C6 indicate a repair to each buildings Cupola. Note C6 points to a

“Double Header” but does not describe the work required. Please advise what repairs are to be done to the Cupolas (besides fixing the insect screen, if damaged). One cupola on building 11 requires structural repair. The architect calls for replacing the double headers that are deteriorated.

8‐ The plans indicate a 10’ permanent style fence being installed around the construction areas.

Please advise if 8’ temporary fence panels will be allowable. 10‐foot fence is required as shown.

9‐ The plans in some instances indicate the columns to be cedar, and fiberglass in others. Please advise if the columns, trim, balustrades and railing can be fiber, PVC, vinyl or a composite material, if it meets spec, and approved by VA. See Drawing S 100 Detail F 7. The columns/balustrades on the porch roofs are urethane polyurethane architectural Melton Classics or approved equivalent. The columns supporting the roofs are 12 inch finger jointed cedar(round) to match the Melton Classics material used above the roof or an approved equivalent.

10‐ a) Columns‐ are they to be round or square? Round

11‐ b) Tapered or non‐tapered? The drawings show them as non‐tapered but the specs call for, “correct proportions based on Orders of Architecture”. Which would be a tapered column. Match the existing tapered columns.

12‐ c) In reference to the upper porch railings, was there a manufacturer / make, or model used to render the drawing? Melton advises they can provide the balustrade but do not make a railing with that appearance. Please advise on railing material. Contractor to provide vinyl material for the railing.

13‐ d) Referencing the gutter/downspout detail B5 on S100 (gutter surrounding the porch structures). Please advise if a manufacturer, make/model was used to develop the detail, or is the intention to custom make the detail? Custom fabrication Please advise the material of the downspout.
