Project Description
The University of Colorado Anschutz Medical Campus seeks Bids from General
Contractors and/or Mechanical/Plumber/Electrical Contractors for this project. The project will be conducted in the CU Anschutz School of Dental Medicine on the East side of the 2nd, 3rd, and 4th floors office area. To resolve the heating and cooling issues being experienced in these areas, the following modifications will be provided to the existing system:
1. Existing VAVs; where indicated on plans, will be replaced with new ones to provide additional airflow to zones. Downstream distribution and linear slot diffusers will be replaced to accommodate the increased airflow.
2. Acoustically lined transfer ducts will be provided, as required, through full-height fire-rated walls to establish/maintain the return air pathway back to central air handlers serving each floor.
3. The piping serving existing perimeter baseboard heaters will be modified to provide 2 separate zones on each floor.
The Mechanical/Plumber/Electrical Contractor can be the prime for this Project and will include cost bid allocation to secure drywall patching and repair and painting to match the existing of all areas.
OSA-AFB-1 pg. 2
Scope of Services
The University of Colorado Anschutz Medical Campus anticipates the Contractor to provide construction services, necessary materials, and labor for the Project to complete all work according to published project schedule deadlines. The project will be conducted in the CU Anschutz School of Dental Medicine on the East side of the 2nd, 3rd, and 4th floors office area. The work will consist of the following: install new Variable Air Volume (VAV) Boxes, replace low-pressure ductwork distribution, replace slot diffusers, add perforated return grills into ceiling grid, re-balance new VAVs, reuse and reconnect thermostat to new VAV box, integrate new controls with the existing building temperature control system, install new hydronic control valves, new hydronic piping distribution with insolation, provide new 1” acoustically lined transfer ducts in ceiling plenum to establish return air pathway back to air handler.
The following items are requirements and points of clarification for the Project.
• If the Contractor's bid goes over $500,000.00 Prevailing Wage requirements need to be included in the bid.
• Mechanical Contractor can be the prime on this Project and will include cost bid allocation to secure drywall patching and repair and painting to match existing paint of all areas.
• All ceiling and wall-mounted fire sprinklers to be protected and remain in place during construction. There is no modification to the existing fire system assumed in the scope of work. If required, coordinate with facilities management for shut-off locations and local fire officials for jurisdictional requirements for temporarily disabling water to affected areas during construction, in order to temporarily disconnect and reconnect sprinkler heads. All duct runs are to be field coordinated with existing conditions.
• Temporarily remove, protect, and reinstall any lighting or ceiling-mounted fixtures as required to perform new work.
• Ensure all new fire/smoke dampers are installed, functioning, and readily accessible. Provide access panels where required.
• Coordinate any work that may disrupt adjacent offices or laboratories in advance with the Project Manager. It is anticipated the majority of work will be performed during normal operating business hours. If required, any work in areas that may not be disrupted shall be coordinated with the facilities PM and will need to be performed between the hours of 6:00 pm and 7:00 am or on weekends.
