2.1 SCOPE OF WORK
A. Project Location: CVEEC, Cuyahoga Valley National Park, 3675 Oak Hill Road, Peninsula Ohio 44264
B. Building(s) Name/Identifier: November Lodge
C. Work consists of the following:
1. Full tear-off of roof system at areas indicated on Drawings or in Photographs provided.
a. Removal of existing roofing system down to existing roof deck.
b. Approximately 8300 sqft of dimensional asphalt shingles will be removed and replaced
1. New shingles will be 50 year architectural shingles (color selection pending)
2. Chimney flashing and skylight flashing will be replaced in kind
3. All roof components to include but not limited to: flashing, drip edge, vents, boots, under layments, ice and water shield and sun tubes will be replaced, see specifications of this document for detailed specifications and refer to specification sheet in the contract
c. Approximately 1870 sqft Metal Roofing: There are 3 separate metal roofs on this building.
2. Re-cover preparation of entire roof area where tear-off occurs, including installation of new roofing system.
3. Removal and replacement of flashings and counterflashing’s.
4. Removal of wood fascia and replacement with fiber cement fascia.
5. Existing fascia is 2x8 SPF white wood and approximately 800 lineal feet. All fascia will be removed and replaced with factory finished smooth fiber cement board measuring 5/4 inch thick by 7 ¼ inches wide by 12 foot long pieces. There are 2 separate distinct colors on this structure, fascia will be factory painted and match existing colors (see spec sheet).
Face nails in fascia will be touched up with manufacturer recommended matching paint.
6. Subfascia will be inspected for insect and water damage, all damaged subfascia will be replaced in-kind and in full stick original lengths. Contractor should estimate approximately 20% of subfascia will be replaced.
7. Fascia that meets on eave and rake will be touching, mitered and completely sealed. There will be no exposed subfascia on any part of the structure. All exposed surfaces will be inspected by COR or the Inspector before covering up and documented. If areas are covered before inspection and documentation are complete, the material that is covering will be removed and reinstalled at no cost to the government.
8. Contractor will apply a continuous bead of caulking on soffit side of fascia. The soffit and fascia will be completely sealed. Caulking material will be recommended by fascia manufacturer and will color match fascia.
9. Removal and replacement of all gutters and downspouts on November Lodge.
10. Approximately 343 Lineal feet of gutter and associated downspouts will be replaced with 22 gauge, aluminum seamless gutters
1. Gutters will have leaf filter technology
2. Approximately 20 foot copper gutter system will be replaced with an 8 inch box gutter, 20oz/sf copper. Approximately 25 feet rain chains will be replaced in-kind (see images). Gutter will have copper leaf filter system with stainless steel mesh.
11. Removal and replacement of vents, stacks and boots in kind.
12. Removal and replacement of 12 sun-tube system and replace with full system to include:
clear dome, flashing, mirror lining and interior diffusion lenses.
13. Temporary roofing during construction where required. Temporary roofing shall maintain the project roof is watertight and able to prevent leaks and damage to the building and structure until the reroofing work is completed. Contractor is to make sure that at the completion of work each day the projects roof is 100% watertight.
14. Remove and replace the existing asphalt shingle roof system and associated roof flashings, down to deck and patch any openings in the structural decking as required before installing the new roof system, associated metal roof flashings and trims. Replace existing roof gutters and downspouts.
15. National Park Service (NPS) requires the existing roof decks to be walked after demolition has been completed with their onsite Contracting Office Representative (COR) or designated Project Inspector prior to installation of any new roof materials to ascertain if any water penetration has caused deterioration or corrosion of the existing decks which are to remain. If there are areas of concern the COR may require the Contractor to perform pull out tests to determine if the existing decking in question can remain or if it will need to be replaced. This can include visible areas of water damage or insect related damage.
Testing and replacement of these types of unforeseen damaged areas will be by Change Order if required.
D. Roof Area:
1. Approximately 8300 square feet asphalt shingles, approximately 1870 metal roof.
