Question & Answers - RFQ 12FPC319Q0021
Below questions are questions receive in black type and the Government’s response is in blue type.
Question: will the land being valued (the subject property in each assignment’s case) be an entire tract even if only a portion of the tract is in alluvial or wetlands; or will the land being value consist of alluvial . wetlands as a potential portion of a tract? More precisely, are only wetlands being valued exclusive of other land types on a particular tract being appraised?
Response: The land to be valued will be defined by NRCS with preliminary legal descriptions and maps. This may be the whole property or a portion of larger tract. The appraisal is only the market value of the parcel being encumbered by the easement.
The property will typically be wetland or flooded areas and could possibly include upland acres that contribute to the wetland functions. Each property will have access either directly from a public road or across adjacent land.
