STATEMENT OF WORK - REVISION 1

Project: BRL Multiple Air Handler Unit Repair

Revision 1.0 changes noted in “green” are added after the formal site visit.

Location: Biosciences Research Laboratory (BRL) 1616 Albrecht Blvd N, Fargo ND 58102

GENERAL INFORMATION

1.0 Performance Work Statement: A number of Air Handler Units at the Biosciences Research Center require service (AHUs 1-1, 1-6, 1-10, 6-32). Service is required to repair blown coils, move vacuum breakers from condensate side to steam side, and remediation work to create a necessary drop for drainage of collected condensate. It is intended that units requiring replacement coils will utilize existing housing but include a change in coil dimensions so as to create the necessary space and drop for drainage. In order to achieve the required pitch/drop for drainage, AHU 6-32 will require a hole cut in existing concrete, a pit to be dug, and existing condensate pump dropped into the pit. AHU 6-32 will also require a Cooney-type freeze block coil as a replacement coil.

2.0 Background: A recent assessment of the HVAC systems for the Biosciences Research Laboratory revealed functional deficiencies and installation errors affecting the viability and efficient operation of air handler units. These deficiencies and errors have culminated in the failure of steam heat coils. Replacement of damaged coils and modification of the units will improve operation and viability of the unit. As with AHU 6-32, drainage of condensate must be improved for proper functioning of air handler units 1-1, 1-6, and 1-10.

CONTRACTOR REQUIREMENTS

3.0 Technical Requirements/Tasks:

A. AHU1-1

a. Replace steam coil, modifying size with updated dimensions allowing coil to utilize existing space for drainage. (Current installed coil contains dead space between top of coil and housing which can be utilized by installing replacement coil elevated within the housing to facilitate condensate drainage.)

b. Modify piping to relocate supply to top of coil external of housing.

c. Modify/replace piping to trap to incorporate maximum drop for drainage.

(Minimum of 12” drop)

d. Re-locate vacuum breaker to steam side of the steam coil after the valve.

B. AHU 1-10

a. Modify piping to trap to allow maximum drop for drainage. (Minimum of 18” drop)

b. Relocate vacuum breaker to steam side of coil after the valve.

C. AHU 1-6

a. Replace steam coil, modifying coil dimensions to utilize existing location within housing for drainage. Existing steam coil shall be returned to owner.

b. Replace/modify existing piping to incorporate required drop for drainage to trap and beyond. (Minimum of 12” drop)

D. Replace AHU 6-32

a. Install Cooney-type freeze block coil as replacement for existing steam coil.

b. Dig drain pit and drop condensate pump. Pit dimensions shall be 4’ by 5’ by

3’ deep. Execution of this task shall begin when the 10 day forecast shows that the lowest temperatures will be 40 degrees Fahrenheit or better.

Contractor shall work with the USDA to schedule the start date. USDA shall install the sump pump once pit is complete.

c. Modify piping to industry standards for consistent pipe diameter and replace steam trap to industry standard. (Minimum of 18” drop)

d. Move vacuum breaker to supply side, after valve.

4.0 Government Furnished: Not applicable.
