About this file
The file is a Pre-Bid Questions and Answers document for the Quarters and Rental Cabin Roof Replacement project for the U.S. Forest Service. The project involves installing new metal roofs on multiple buildings across two national forests: Williams Ranger District complex (two quarters buildings), Spring Valley Cabin on Kaibab National Forest, and Apache Maid Cabin on Coconino National Forest. The pre-bid meeting addressed specific technical details including metal panel types, roof colors, and installation requirements, with corrugated metal panels specified for Apache Maid Cabin and standing seam metal roof panels for other buildings. Optional items include evaluating existing rafters and fascia of the quarters buildings and potentially installing a metal roof on the Spring Valley Cabin bunkhouse. The site visit is scheduled for September 10th, 2025, starting at 9:30 am at Williams Ranger Station, with interested participants required to send attendance information to troy.mccullough@usda.gov by September 5th, 2025.

Quarters and Rental Cabin Roof Replacement Pre-Bid Meeting Questions – 9/10/2025 Question: What type of metal panels should be used?
Answer: Corrugated metal panels will be an in-kind replacement at Apache Maid Cabin. Camp Clover Crew Quarters and Residence and Spring Valley Cabin and Bunkhouse shall use factory-formed and field-assembled, standing seam metal roof panels.
Question: Regarding metal shingles and their specifications:
Answer: See Section 073116 – Metal Shingles, Part 2 – Products, 2.2 Metal Roof requirements, on page 79 in Attachment 2, in the RFQ.
Question: Do we have roofing plans/drawings for each building?
Answer: There are no roofing plans for the Camp Clover buildings. Spring Valley Cabin and Bunkhouse and Apache Maid Cabin also do not have roofing plans.
Question: Do the metal shingle/panel colors at Camp Clover need to match the existing asphalt shingle colors?
Answer: Roofing color may be the same for both Camp Clover buildings. Spring Valley Cabin and Bunkhouse may also be the same color as those at Camp Clover. The color will be a neutral grey or grey/brown.
Question: Are snow guards required on metal shingle roofs?
Answer: A snow guard is still recommended over access points. Proper sealing of the punctured locations is required.
Question: Do gutters and downspouts need to be added to the Spring Valley Cabin?
Answer: Adding gutters and downspouts will not be a part of this contract.
Question: The Spring Valley Bunkhouse drip edge is painted the same color as the siding. Will the newly installed drip edge need to be painted?
Answer: No, this will be repainted by the Owner.
Question: What kind of material should be used on the Apache Maid Cabin roof?
Answer: Galvanized steel.
Question: At Apache Maid Cabin, the existing corrugated roof does not include sheathing and underlayment. For an in-kind roofing replacement, should sheathing and underlayment cover the open soffits?
Answer: Sheathing shall be added to the existing structure (actual quantity line item). Underlayment and other necessary accessories should be placed to the edge of the sheathing/wall (roofing to extend beyond the sheathing).
