About this file
This is an exhibit specifications document for the ESB - Warrenton Sign Crew Building Reroofing project administered by the Oregon Department of Transportation (ODOT). The project involves the removal of asphalt roofing and replacement with metal roofing on a manufactured home/office building (24'x60' with a 2/12 pitch roof) located at the ODOT Warrenton Maintenance Station (1960 SE Dolphin Ave, Warrenton, OR 97146, at US 101 Mile Point 8.4). The contractor is responsible for all aspects of the project including material procurement, roof removal and replacement, debris disposal, labor, supervision, and equipment. All work must be performed between 7:00 a.m. and 5:00 p.m., Monday through Friday, with no work permitted on weekends or state-observed holidays. Cody Stone, PE (Project Manager) and Don Miller (Resident Project Representative) serve as the primary ODOT contacts. Bidders are strongly encouraged to visit the site to assess existing conditions.
The contract is structured on a lump sum basis with payment contingent upon ODOT Project Manager inspection and acceptance as documented on the ODOT Compliance Checklist. Acceptable roofing materials include Taylor Metal Easy Lock, Bruce and Dana 1" Standing Seam, or approved equals, with 24-gauge hidden fasteners and color subject to project manager approval. All material selections must be submitted for review and approval before installation. Removed roofing materials become contractor property and must be disposed of to the project manager's satisfaction. If roof tear-off reveals sheathing rot or wet spots, repair or replacement will be addressed through a mutually agreed upon change order prior to vapor barrier installation. All costs including labor, equipment, materials, mobilization, supervision, and installation rentals are included in the lump sum bid price.
