About this opportunity
The University of Florida Office of Real Estate is seeking proposals for a build-to-suit medical office lease in Newberry, Florida to house UF Health Primary Care, with proposals due August 7, 2026 and questions due July 24, 2026.
The scope is a standalone medical office building or contiguous suite of approximately 10,000 to 15,000 usable square feet (reflecting 8,290 net square feet of detailed space requirements) within the defined Newberry area shown in Exhibit C, though proposals outside this area will be considered case-by-case. The facility must support clinical operations with two patient care pods, examination rooms, provider offices, central nursing and administrative areas, laboratory space, and reception/waiting areas. Standard office hours are Monday through Friday, 8:00 a.m. to 5:00 p.m., with potential after-hours and weekend access needs. The location must offer high visibility, adequate street exposure, and parking capacity.
Desired occupancy is Q3 2027. The University prefers an initial lease term of ten years with two renewal option periods of five years each. All utilities except Internet and telephone are included in base rent, along with janitorial and pest control services. Landlord improvement costs for turnkey delivery are negotiable. Rent schedules, operating expenses if not included in base rent, parking costs, rental abatement or incentives, after-hours access provisions, signage allowances, test-fit plans with CAD files, and building amenities must be detailed in proposals. Square footage must be measured using BOMA standards.
Evaluation criteria include landlord financial strength and experience, management and maintenance staff expertise, financial terms and added value, lease-term flexibility, past performance and references, and willingness to accept University terms. The lease agreement provides for rent abatement during initial occupancy, annual escalation by a percentage to be negotiated, and includes a tenant right of first refusal to purchase the property if the landlord proposes to sell. Tenant exemption from sales tax and standard insurance requirements apply. Proposals will be posted electronically at www.ore.ufl.edu for 72 hours following opening.
