About this opportunity

Dallas/Fort Worth International Airport Board is seeking responses from qualified food and beverage operators interested in developing and operating a full-service restaurant concept at Pad Site E within the Southgate Plaza Development, with responses due September 30, 2026.

The site encompasses over 1 acre within a 32-acre mixed-use development at the south end of DFW Airport. The operator must comply with comprehensive design and operational criteria established by the Airport Board's Planning Department, including site design standards (maximum 40% building coverage, specified circulation and paving requirements, and lighting), landscaping standards emphasizing native North Texas plants and Low Impact Design stormwater strategies, and contemporary architectural design with neutral earth-tone palettes and pedestrian-friendly ground-floor frontages. Building setbacks are 70 feet from peripheral roads and 55 feet from interior roads. Parking requirements range from one space per 175 to 300 square feet depending on use type. All developments must comply with sustainability and LEED principles. The leaseholder is responsible for providing and maintaining all improvements within the leased area.

The development is organized into north and south sections plus a central Plaza Zone, with the south section prioritizing vehicular access via International Parkway and Rental Car Drive. The operator's proposal will be reviewed by the Planning Department for compliance with the Southgate Plaza Development Criteria and the Airport's Design Criteria Manual before the Commercial Development Department makes lease recommendations to the Airport Board. Code Compliance Department handles code review and construction permitting following Board approval.
