About this opportunity
The City of Charlottesville Public Works is requesting quotations for ADA accessibility upgrades at Ridge Street Fire Station, 203 Ridge Street, Charlottesville, Virginia, with quotes due July 22, 2026 at 2:00 p.m. through the City's OpenGov portal.
The scope includes demolition, removal and storage of salvageable items, concrete placement and finishing, asphalt paving, traffic marking, landscaping, ADA-related component installation, project management and supervision, and site cleaning on the east side of the property as indicated in the construction documents. Work must comply with all Related Documents and applicable ADA standards. The contractor must hold a current Commonwealth of Virginia Contractor's License and obtain all necessary permits. The project site is an occupied, working fire station requiring careful coordination to minimize disruptions; the contractor must provide temporary portable restroom facilities for staff and subcontractors and maintain off-site material storage with contractor-maintained security due to extremely limited on-site lay-down space. The City has an eighty-five percent re-use and recycle goal for demolition debris; the contractor is responsible for providing certification of recycled construction debris by weight.
The City encourages participation of small, women, minority, veteran, and micro-owned businesses (SWaM-O) but does not mandate a participation goal or set-aside. Non-discrimination provisions and drug-free workplace requirements apply for contracts over $10,000; federal Immigration Reform and Control Act compliance is required. The contractor must attend a mandatory pre-construction meeting, provide proof of insurance naming the City as additional insured, and deliver a one-year warranty from substantial completion. Bonds are not required for contract amounts below $200,000. Payment will be made within thirty days of receipt of properly formatted and approved invoices, with progress payments at ninety-five percent of earned amounts and five percent retainage. All subcontractors and suppliers must be engaged through written contracts that preserve City rights and acknowledge the City as a third-party beneficiary. Pricing must be stated in US dollars and include all applicable taxes and permits; the City is exempt from state sales tax and federal excise tax and will provide tax exemption certificates upon request. Bidders are responsible for conducting thorough site examinations prior to responding.
